Condomonium: $780,000 for 2,100 square-feet of prime downtown partying space
ADDRESS: 160 Frederick St., unit 302
NEIGHBOURHOOD: Moss Park
AGENT: Jane Chen, RE/MAX Realtron Realty Inc.
PRICE: $780,000
THE PLACE: A corner suite in Olde York Place I, a mid-rise building near St. Lawrence Market with a distinct sense of the past.
BRAGGING RIGHTS: Plaques near the entrance mark the location as the former site of William Lyon Mackenzie’ s newspaper, The Colonial Advocate (1824-34) and commemorate the birthplace of Robert Baldwin, aka Mr. Responsible Government. Of course, if history doesn’t excite you, the building’s squash and basketball courts probably will.
BIG SELLING POINT: The current owner works in the entertainment industry and loves to entertain. The walls of the den were knocked down to maximize schmoozing space. Stretching to almost 100-square-metres, the massive living area means you’ll have more room to show off your dance moves.
POSSIBLE DEALBREAKER: Two new condo towers are scheduled for construction across the street. Prepare for obstructed views and noise, noise, noise.
BY THE NUMBERS :
• $780,000
• 2125 square feet
• $1,221 in monthly maintenance fees

This condo is a bargain indeed at this price…. and square fottage…wow…. how annoying of TL and their many pictures of a SOFA and stupid comments…. get a Life, Toronto Life… Merry Christmas, you dumbos!
How many living room shots does anyone really need to get the point? For $371/sq.ft., it’s a definitely a steal. Because the same unit closer to the entertainment/restaurant district would cost a lot more. Good thing because the buyer would have to spend that difference gutting the inside of this unit.
If you look closely, the condo is very dated. The bathrooms have laminate counter tops, plastic crystal style faucet handles, sinks mounted over the counter top. All that needs to come out to match the modern style of the rest of the unit. Condo fees are high for so few amenities.
Condo fees are NOT high for a over 2000 sq ft condo! Are you looking at the same picture, Shel to say its dated ? Look again or you focusing on the comments!!!
Peter212 is clearly the agent.
Merry CHristmas to you too Dan… nah… no agent here…just more common sense with a curious take on all the toronto market…..
Comments indicate that the condo has a squash court and a basketball court as amenities. It would not cost much to maintain a couple of courts as opposed to say a swimming pool, spa, sauna and change rooms that come with a lot of other condos. If you think over $1221 is a reasonable fee for monthly heat and hydro for a 2,000 square foot space, you aren’t familiar with comparable monthly fees, Peter.
Hmm, I think that’s the condo owned by DJ/producer Deadmau5.
Shel’s comments above are correct. The finishings are very dated. Laminate counters, old faucets and dated tiling in the bathroom. The kitchen cabinets look circa 1980’s that they tried to update by painting them dark grey – it didn’t work. Plus no backsplash at all in the kitchen and the floor tiles look old. This place will need some upgrades.
Place looks dated. Nothing to be excited about. For its location, and everything else, I will fork $600k max.
$367 per sqft is a fair price; it is a good size condo in a good location. That being said it is dated and needs probably $250K in reno’s; even when you add that you’re at $484 a sqft which is still pretty good. I would not be crazy about being boxed in by new constructions though and I think the maintenance is high for what you get in this building.
Steve, Deadmau5 lives in the Merchandise building on Dalhousie.
What is a condomOnium? Is it like a pandemonium? Or am I completely out of the loop and this is some type of new TO hiptalk jive? Well, at least I now know where Deadmau5 lives, whoever this important person(?) may be.
omg….the finishes in this condo scream ‘dated’ and ‘cheap’…the tile in bathrooms? the countertops in bathrooms and kitchen?the showers?the cheap laminate plank flooring? the ever so tacky candle fixture by the bar…saw one at flea market.the awful art.?and who wants to pay that much for no privacy….your every party peered upon by the adjacent condos.
the only good thing about this is the space and that is poorly used.
Please note that the price reduced to $720,000. The seller is motivated who is out of the country now. The same size condo and more maintenance fees sold in downtown Toronto worth in more than a million. Comparatively, this is the cheaper and fare price.
LOCATION, LOCATION, LOCATION
As someone who lived in the UK and the States during their respective housing bubbles, this is all going to end in tears. In fact, it looks like the bubbles in Toronto and Vancouver have inflated well beyond those in London, New York or Las Vegas.
It wouldn’t surprise me if the next buyer of this condo is picking it up from the bank for under $300K.
Amazing that this is still around. Is downtown Living for you or would you rather upscale that into something like Palace Place or Waterford along Humber Bay Shore. Great Viewes only 12 minutes away on the Lake Shore.
Vacancy Factor in Toronto is currently 1%.
