Condo of the Week: $980,000 for a one-bedroom suite in a well-known Yorkville building
Address: 38 Avenue Road, Suite 403
Neighbourhood: Yorkville
Agent: Boris Kholodov, Royal LePage, Johnston and Daniel Division, Brokerage
Price: $979,000
The Place: A spacious one-bedroom flat in a landmark Yorkville development.
The History: The Prince Arthur, an imposing building with an impressive archway, is going on 20 years old—meaning this suite’s open-concept layout was ahead of its time. The current owner likes to cook, so he recently added new kitchen countertops, purchased new and expensive appliances and even had a gas line installed.
Big Selling Point: The attentive concierges are happy to retrieve cars, but for everyday shopping the owner shouldn’t need to drive at all. Whole Foods is right across the street, and so is Yorkville’s commercial strip.
Possible Deal Breaker: The unit has just a Juliet balcony, and there’s no shared outdoor space beyond a courtyard. Then again, who needs a terrace when the patios at One and La Société are just around the corner?
By The Numbers:
• $979,000
• 1,225 square feet
• $1,133 in monthly maintenance fees
• 9-foot ceilings
• 2 bathrooms
• 1 bedroom
• 1 parking space
• 1 den

Suitably sad and lonely.
For that price, they really should have done a better job at staging. Paper towel roll on the toilet in the bathroom? Power cords in a mess on the floor? Photos could be a lot better.
Nothing says class like a faux fireplace in your kitchen island? lol
The next buyer at these prices truly is the greater fool.
For those of you who are whining about the price, what is this condo “actually” worth? This is not rhetorical. I sincerely want to know what this condo should go for.
Blech. Who decorated that?
$100 excluding taxes
One person commented on the price…..Please go hawk your RE wares elsewhere.
I leave an open call for educated dissenting opinions for four days, and a lack of replies signals what, exactly? Perhaps that there are no logically valid price estimates for this property.
The bottom line is this… If people are willing to pay it, then it is not “too much”. The only people for whom this may be “too much” are those who cannot afford it. You won’t pay these prices? Someone else will. Going on about how it’s “too much” isn’t going to make it any cheaper. When there are buyers who will pay these prices all day long, it is grossly uninformed to say it’s “too much”. The market speaks for itself – and it does so without the validation of armchair economists who will say it’s too much, but cannot be bothered to make a reasonable valuation themselves.
Signals that no one cares….
As in, no one cares to justify their claim that this condo is overpriced? You’ve got that right. Tell me, what use is there in making a claim, if you can’t back it up or stand by it?
the bottom line is you are pretty ugly, buy yourself a makeover
you’ve got that right you corrupted piece of shit
stop squinting and take that cock out of your arse
The interior designer should be hung.
