Condo of the Week: $729,000 for a Little Italy suite with 20-foot ceilings
Address: 394 Euclid Avenue, Unit 101
Neighbourhood: Little Italy
Agent: Jim Killoch, Urbaneer.com
Price: $729,000
The Place: A meticulously renovated two-bedroom home in a century-old building.
The History: This neoclassical-style building opened in 1913 as the Loyal Orange Lodge, a kind of clubhouse for the Protestant fraternal order. Before becoming 18 condos and two commercial units (currently Starbucks and Kalendar café) in the late 1990s, it served as a cinema. This particular unit retains nearly 20-foot ceilings from the movie theatre days, and it also has Palladian windows that date back to the beginning.
Big Selling Point: The location is a diner’s dream: Bar Raval, La Carnita, Woodlot and Dailo are all within a five-minute walk.
Possible Deal Breaker: There’s no parking included with the unit, although street parking is an option. In any case, this is the type of neighbourhood where one could get away with a car-share membership and a bicycle.
By The Numbers:
• $729,000
• 1,000 square feet
• 147-square-foot terrace
• $464 in monthly maintenance fees
• 2 bedrooms
• 2 bathrooms
• 20-foot ceilings (approximately)

“20-foot ceilings”
Except not really.
This condo was featured in the Globe and Mail last month and it was listed then at 679 000. Looks like he re-listed it recently and added 50k

very nice… is it staged ? as the design seem meticulous and the layout is amazing. I wonder being on the first floor about privacy? but apart from that it is worth it though – location and layout and the kitchen.
Its basically a bowling alley unit with only one window at one end, right? And if that end is north they’ll be even less natural light. For that reason, you could probably find something else with more windows/lighting.
The cozy yard acts as an elegant buffer from street life, rare for any property in this neighbourhood. I did attend a viewing and the level of privacy when inside is actually wonderful while maintaining views to front yard. The place is move in ready and won’t need to be re-done until they take you out in a box. An elegant jewel and a steal at the current price.
