Address: 11 York Road
Neighbourhood: Hoggs Hollow
Agent: Janine Sheeres, Harvey Kalles Real Estate Ltd., Brokerage
The Property: This home’s exterior has the modern-but-not-too-modern look prized by many suburban buyers. Inside, it has red oak hardwood floors, dramatic vaulted ceilings in the foyer and custom fixtures in the six bathrooms, including ornate crystal taps in the master en suite.
The History: The sellers bought the home in 2011, but moved out in 2014 so they wouldn’t need to live amidst the dust of an extensive renovation by condo developer Shane Baghai. Baghai’s company completely redid the kitchen, bathrooms and decor. The sellers also installed two separate custom security systems to protect all the flashy new stuff.
The Fate: The sellers intended to move back in once the renovations were completed, but a job transfer to California changed their plans. The buyers lived nearby and wanted to move into a bigger home without leaving their family-friendly, multicultural neighbourhood.
The Sale: The home had showings almost daily. Even so, it sat on the market for 45 days. The buyers made an irrevocable offer $228,000 below asking that expired on Boxing Day. After a one-day extension, the sale was completed. They plan on moving into their new home in April.
By The Numbers:
The foyer leads right into a huge open hallway in the centre of the house.
There’s a bay window and a gas fireplace in the living room.
On the floor plan, this room is called a library, but the owners seem to be using it as a dining room. It’s right next to the living room.
There’s a family room at the rear of the house with another fireplace and a pair of French doors that lead to the deck.
This empty space is supposed to be the dining room, but it’s not up to much at the moment. The French doors lead to the deck.
The kitchen is custom designed. It has Brigade appliances and granite countertops.
Another view of the kitchen.
The kitchen has a breakfast area almost as large as the dining room.
There are four bedrooms on the second floor, plus an office.
The master bedroom, like much of the rest of the house, has red oak flooring.
Are you ready for the master bedroom’s en suite bathroom? This is only part of it.
Just what every home needs: a shower that makes you feel underdressed.
The walk-in closest is pretty good, too.
There’s a big wet bar in the basement.
And a little space for the owner’s wine collection.
The home theatre will need a little more equipment before it’s ready to host screening parties, but it comes with Cineplex-style carpeting and all the right hookups.
The basement also has an exercise room and sauna, as well as a nanny suite.
In the backyard, there’s an in-ground pool (sadly covered, here, by a tarp) and a hot tub.
