I sincerely doubt that particular kitchen, new floors and windows could add up to $400,000. If they paid that, they were robbed.
Seems like a Money pit
If the taxes of $2,388 (are correct and for a full year) means the City/MPAC feel this property is worth $338,433 (2012-2015 adjusted assessment). IF the new owner pays asking price they will soon be paying $7,900.59 in taxes/year. Always be cautious with a LOW tax value (could be a mistake – often Realtors look at the Final Billing and list that as the taxes, but its only half a years taxes).
Note the owner bought the small piece of land (from the city) that makes up the south “corner” of this lot (from the house south to the sidewalk). Smart purchase and led to more land/usable yard space.
