Condomonium: $1.25 million for a Bloor Street suite with a protected view over downtown
ADDRESS: 175 Cumberland Street, Unit 1407
NEIGHBOURHOOD: Yorkville
AGENT: Brian Gerstein, Century 21 Heritage Group Ltd.
PRICE: $1,250,000
THE PLACE: A recently renovated two-bedroom suite in the Renaissance Plaza building, which partially surrounds the Church Of The Redeemer on Bloor. The subtle decor of this unit contrasts with the hipper look of a different condo in the building that we featured in April.
BRAGGING RIGHTS: Many buildings have amenities like valet parking and an indoor pool, but how many people can say they live upstairs from a Louis Vuitton? The chi-chi shop fronts Bloor Street at ground level.
BIG SELLING POINT: Units on the southwest side of the building are the most coveted, thanks to construction regulations that protect the sight lines over downtown. We’d even argue that the unit’s 14th-floor view of the Royal Ontario Museum tops the view of the museum from the roof.
POSSIBLE DEAL BREAKER: The city is loft crazy, and buyers keen on 12-foot-high ceilings may look to newer properties to meet their height requirements.
BY THE NUMBERS:
• $1,250,000
• 1,685 square feet
• $1506.28 in monthly maintenance fees
• 56 pot lights installed during a recent renovation
• 36-inch Porter and Charles stove in the kitchen
• 14 floors up
• 2 bedrooms
• 2 bathrooms

Notwithstanding the interior, the price for the location is excellent.
No parking can be a deal breaker for most people. The Maintenance fee’s are high in this building that does not have parking. Most condo’s in Yorkville have parking included in their fee’s…and some have valet service as well.
The unit is nice but NOT $1.25 nice…location is great for all the right reasons, but really…who cares about Louis Vuitton, why even mention them in the Bragging rights?
As with many places featured unit seems cold without color or character. Richness with earth tones, jewel tones, textures, stone and wood make a home more liveable and pleasing to eye. Too sleek, stark, and minimalistic seem to be what Toronto is in to…a feature wall or two for color would be nice.
Sure spend all that money and then get in the elevator and go to the 10th floor and have a coffee early on a sunny morning on the shared terrace.
No balcony or terrace just sucks for that kind of dough.
Loft crazy is RIGHT! I find certain buyers who want the Rosedale home in a condo will request a space like this one. For those who want the brick, wood, steel & glass feel of a loft, one of the spaces on my Fall 10LoftsInADay tours is an 1800+ sqft loft for under $800k. Link available by request.
A shared terrace ? Get a grip! This must be the first time I have focused more on the furniture than the unit on display but I love the furniture, so nicely decorated and suited. 56 pot lights ? After paying over $1mil, then I have to pay to find a parking spot and to remove these pot lights and then put a sink on the island in the kitchen ? hhmmm….dunno.. on the side for this one…
location and layout is good. but i bet price is ballooned up just because LV is downstairs. only a fashionista or someone who really, really, really cares about their rep/appearance/etc would want to desperatly live here. shared terrace is disappointing – big time.
The condo doesn’t have its own terrace, but residents do have access to a shared terrace on the 10th floor ????????
so. you spend $1.25 MILLION DOLLARS.. and you can’t even buy a BALCONY????? which idiot would buy this…
not worth it.. there are better condos for that price elsewhere in the city..
I am the Listing Agent, and wanted to update you that the list price has been reduced to $1.195M. It is also available for lease at $5,500 per month plus hydro and comes with a parking spot.
