The history

The sellers bought the house seven years ago. They didn’t have to do much to the interior, because the previous owners had already completely overhauled the third floor. There are two bedrooms up there, one of which is set up as an office:

The other is the master bedroom, which has a large dressing area and ensuite bathroom:

And it also has a small private balcony:

The fate

The buyers loved the Annex location, which is close to schools and the subway. They don’t plan to do any major renovating.

The sale

The house had 35 showings. Two potential buyers made bully offers, but the sellers rejected them both. When offer day arrived, those two preemptive bids were joined by two more. One of the bullies ended up getting the house for $151,000 above the asking price.

By the numbers

• $1,300,000 • $5,519,26 in taxes (2015) • 1,878 square feet • 630-square-foot finished basement • 7 days on MLS • 4 bedrooms • 3 bathrooms
