The Property: A three-bedroom Beaches home surrounded by a huge perennial garden.

The History: The seller lived here for 23 years, and during that time she devoted a huge amount of attention to landscaping. She’s selling the property so she can move into a smaller, more manageable space.

The Fate: The buyers were keen on three features in particular: the garden, the private driveway, and the artist’s studio in the garage. They’re moving in with their children and plan to convert the latter into a play space.

The Sale: The seller had the house on the market for 9 days at $849,000, but there were no offers. Rather than change the asking price, which can raise eyebrows among buyers, her agent advised her to remove the listing altogether. Before they could re-list the property, a buyers’ agent got in touch. During a round of negotiations, the seller insisted on her full asking price. The buyers accepted the deal on the same day the property went back on the market.
