The history

The sellers bought the unit less than two years ago. They remodelled the interior with custom herringbone floors, a new kitchen, and updated bathrooms—but they have a new baby now, so they’re moving into a detached house nearby.

The fate

The buyer, a business executive, is upgrading from a smaller place in the neighbourhood. She loved the division of space—three bedrooms plus a den—but was particularly taken with the nearly 500 square feet of terraces, which she’ll get plenty of use out of once winter is over:

The sale

In its four days on the market, the condo had about 24 showings. The sellers agreed to entertain preemptive offers, and one came in at $96,000 over asking. Keen to get the sale wrapped up quickly so they could focus on their little one, they decided to accept.

By the numbers

• $1,745,000 • $7,000 in taxes (2016) • 1,800 square feet • 480 square feet of terraces • 4 days on MLS • 3 bedrooms • 3 bathrooms
