The history

Before being converted into condos, the building was a school, a military training site, and a George Brown College facility. The seller of this unit works as a videographer. Over the past six years he has revamped the interior for use as a studio.

The fate

The buyer is a Canadian who is coming home after working in the States. He was looking specifically for a hard loft, so 160 Baldwin and its 13-foot ceilings were too tempting to pass up.

The sale

The seller considered setting a formal offer date, but decided that it was best just to put the unit on the market and see what happened. The buyer’s offer, for the full asking price, came in on the same day, and the seller accepted quickly. (So quickly, in fact, that several scheduled showings never even happened.)

By the numbers

• $739,000 • 1,200 square feet, approximately • 1 bedroom • 1 den • 1 bathroom • 1 day on MLS
