House of the Week: $1.7 million for an Arts and Crafts home with a first-rate reno in Rosedale
ADDRESS: 16 Inglewood Drive
NEIGHBOURHOOD: Rosedale–Moore Park
AGENT: Kara Reed, Chestnut Park Real Estate
PRICE: $1,679,000
THE PLACE: Alan Tregebov of AJT Architects overhauled this large house, which was originally built in an Arts and Crafts style. Tregebov usually works on corporate projects, but the persistent homeowners persuaded him to take on this residential challenge.
BRAGGING RIGHTS: Unlike many house flips, this was an extremely well-thought-out renovation that used stone, wood, glass and steel to bring a contemporary aesthetic to a heritage building. So good, in fact, that it earned a feature spot in Style at Home magazine’s interior renovation section.
BIG SELLING POINT: Forget a master bedroom—this master suite is a luxury retreat that takes up the entire third floor and includes a large dressing room, a walk-in closet and a bathroom with heated floors and a spa-like bathtub.
POSSIBLE DEAL BREAKER: The backyard doesn’t offer much other than a rigidly rectangular patch of the grass. Still, it backs on to a cemetery, so you probably won’t get any noise complaints from neighbours.
BY THE NUMBERS:
• $1,679,000
• $9,197.98 in property taxes (2011)
• 2,500 square feet of space
• 1,000+ bottle wine cellar
• 3 bedrooms
• 3 bathrooms
• 3 storeys
• 2 wood-burning fireplaces
• 1 feature story in a national magazine

Please don’t take this the wrong way, but the house is ugly inside and out.
And who did the decor and chose the colours.
Hideous. Truly.
Wow! Very very ugly exterior
Agree whole heartedly with the other commenters. The day-glow interior is ugly. The exterior is ugly. And if real estate is all about location, location, location…who wants to look down onto a cemetery?
Already covered on themash.ca a few weeks ago.
Agree re: appearance with other posters. The “Rosedale” title is also misleading. This house is in the area of Moore Park west of Mt. Pleasant.
Totally bizarre…what is this ?! Too much happening all over.. Put the decorator in front of a firing squad!!
that backyard is absolutely horrible! not a place to play, relax, or entertain, nor the western equal of japanese stone gardens (or whatever it is trying to achieve with the stones & grass).
the interior/exterior design is, at best, meh.
It’s unanimous … one of the most hideous renos I’ve ever seen. I can’t come up with one single thing I like about this house – not one!
You’re right Sarcastic, this is Moore Park, not Rosedale. And that back yard – at least plant some trees to block the cemetery view.
Colour me speechless!
“Tregebov usually works on corporate projects, but the persistent homeowners persuaded him to take on this residential challenge.”
I’d say he failed epically, and a note to homeowners: if you hire a corporate architect for an Arts & Crafts home, this is the horror show you get.
I really feel sorry for the house, which was most likely a lovely place before these fools Frankensteined into a mish-mash.
Oh and TL–is this all you got, really?
Well at least TL seems to have fired the sarcastic, unfunny “writer” who usually pens the photo captions. So there’s that.
I kind of like the interior actually – but yeah the exterior of the house is a visual tragedy. Also, completely agree that this is definitely NOT a Rosedale location it’s 100% Moore Park. Just look at the two houses next to it, wouldn’t see those in Rosedale.
The front of the house is an eyesore. You totally lost me at “backs on to Mt. Pleasant cemetery”. Even if it was free, I wouldn’t live there.
Too bad there are no more “arts and crafts” motifs, apart from the old fireplace and a window series this seems to be MIA. Exterior is ugly and 1.6 million for this??
Tragic. There is way too much going on and the decor is reminiscent of the 60s but in a bad, really uncool way. The blue kitchen made me want to hurl and the backyard is downright creepy. Yikes.
Isn’t that fake grass in the back yard??
What’s wrong with living near a cemetery? At least you’re guaranteed no one’s gonna develop behind your house. And it’s a nice green space, usually quiet.
A corporate designer, you say? Thus the glass railings and window ?treatments? inside and out? Looks like a nice funky small design shop, but not a house I’d want to live in. And for $1.7mn, I’d like more than a square of raised astroturf for a yard. There’s original and unique, and then there’s kind of tragic…
And is this really no garage and possibly even street parking?
Nice basement workshop though.
Tregebov hmmm? Russian???
In line with all previous, totally correct, snarky comments:
What we have here is pure Russian shyte. No architecture, design or decoration sense at all. Just give a name a few millions and you get a bit of everything and more. Even an oligarch’s amber and gold onion dome ‘palace’ has more cohesive style than this crayon vomit.
Extraordinarily ugly, almost everywhere.
what is it with toronto’s great love for the 80’s…
1.7 million! BAH! I laugh at your rich people throwing your money away. Hilarious. When you see how they decorated the inside you can see how they would choose to purchase this ugly OVERPRICED home. The agent should be let go. People you need to redo the entire interior to even have a chance but I’ll call it – you will never eveR! get 1.7 million for this home. I swear I think agents put homes on this website to give the owners a wake up call. Hope you heard it. Good luck.
The best part of this home is the fact that it backs on to the cemetary. The architect should be ashamed for ruining an arts and craft house to build this thing…..and people. obviously a decorator was not involved in furnishing this home. Looks like they stocked up on ikea items circa 2004.
so sad.
is that the back yard or a huge cemetery plot…where are the urns??
that is one heck of an ugly house and the last thing it is “Arts & Crafts” style. The original bottom and the new top don’t match at all. the interior is trying hard to be late 60s early 70s modernist and fails badly. UGH.
