Listed At
$868,888
Sold For
$860,000

Address: 322 Hillsdale Avenue East

Neighbourhood: Mount Pleasant

Agent: Matthew Shulman, Keller Williams Referred Realty, Brokerage

The Property: This semi, originally built in 1972, has retained many of its original features—including a two-storey, glass-enclosed solarium with a spiral staircase.

The History: The previous owner, a single woman, purchased the home in 1995. She updated the kitchen and replaced the carpeting, leaving most of the home’s original design intact.

The Fate: The new owners plan to renovate the home to match Mount Pleasant’s more modern aesthetic. The basement solarium could be converted into a third bedroom if they’re willing to sacrifice space’s current occupant: a giant hot tub.

The Sale: The selling agent knew a bidding war for the dated home was unlikely, so he set the price at what he considered market value. There was only one offer, which the seller accepted immediately.

By The Numbers:

  • $860,000
  • $5,168.55 in property taxes (2015)
  • 99 per cent of list price
  • 17.5-by-123-foot lot
  • 3 parking spaces
  • 3 bathrooms
  • 2 bedrooms
  • 1 garage
  • 1 hot tub
