The place: A colourful brick home on the edge of High Park.

The history: The house was built in the early 20th century. The current owners bought it in 2010 and quickly set about rearranging the main floor, which now has a central kitchen with a recessed dining nook. They also replaced the windows, finished the basement, and added new hardwood flooring.

Big selling point: The place is kid-friendly: it has four bedrooms and a finished basement complete with a play area. The backyard is on the small side, but High Park is a five-minute walk away.

Possible deal breaker: The sellers have updated the wiring, the furnace, and the ductwork, but the buyer will probably still need to address the asphalt roof, repoint the chimney, and replace the A/C unit, which the home inspection says is nearing the end of its useful life.
