House of the Week: $2.4 million for an updated home on one of Rosedale’s fanciest streets

Address: 118 Glen Road
Neighbourhood: Rosedale Agent: Judy Wingham and Christian Vermast, Sotheby’s International Realty Price: $2,395,000

The place: A four-bedroom, five-bathroom, 105-year-old red-brick Rosedale home, just steps away from the huge stretch of ravine that makes up the Beltline Trail. This is its second time on the market in the past five years.

The history: Built in 1911, the home was completely renovated a century later. Now it has modern features like glass staircases, two gas fireplaces, and a large chef’s kitchen that includes a six-burner Wolf stove, Caesarstone counters, Miele dishwasher and a handy-dandy pot filler above the stove—and oh, yeah, a wine wall that holds 100 bottles.

Big selling point: The third-floor master suite feels like a hidden sanctuary, with a Juliet balcony, lots of windows (the one over the bed makes good use of the sloping walls), two walk-in closets and a very large bathroom attached.

Possible deal breaker: While 3,000 square feet is more space than many can hope to own, especially in chi-chi Rosedale, it’s on the small side compared to some of the mega-mansions in the area. If the buyers want to keep up with the Joneses (or, perhaps more accurately, the Schwartz-Reismans and the Thomsons), they may want to find a larger home (and much deeper pockets).

By the numbers:

• $2,395,000 • $12,282.79 in taxes (2015) • 2,676 square feet (plus 784 square feet on the lower level) • 105 years old • 5 bathrooms • 4 bedrooms • 2 gas fireplaces • 1-car garage (plus another parking space in the driveway)

The layout here is a little unusual: the front door opens directly onto the kitchen and dining area.

Here’s the living room, with an understated gas fireplace and a not-so-understated imitation Jackson Pollock. The room has Juliet balconies on both sides of the fireplace.

The kitchen and dining area are combined. The wine wall (visible in the background) holds up to 100 bottles.

There are three bedrooms on the second floor of the house. This one has a three-piece en suite bathroom with a heated porcelain tile floor.

The master bedroom is on the third floor. It has two walk-in closets, built-in speakers and yet another Juliet balcony.

The master bathroom has a marble countertop and wall-mounted sink faucets.

There’s a rec room in the basement with another gas fireplace. There’s no spare bedroom down here, though, so the nanny may need to live elsewhere.

Rosedale backyards sometimes are not super great, but this one has a bit of space for entertaining.
