Address: 90 Sumach Street, Unit 702 Neighbourhood: Corktown Agent: Jonathan Ferrier, Royal LePage Real Estate Services Ltd., Brokerage Price: $1,199,900 Previously sold for: $915,000, in 2013

The place

An industrial one-bedroom loft with 16-foot ceilings and polished concrete floors.

A spiral staircase leads to the rooftop patio:

To fit with the industrial theme, the kitchen is all stainless steel:

Low lighting fixtures are a big help, because you probably wouldn’t want to change a ceiling-mounted bulb in a place this tall:

The living area:

The unit has only one bedroom, despite its sprawling floor plan:

The bathroom is pretty sleek:

The history

With the advent of television, the CBC needed a building for its set designers, musicians, actors, puppeteers and props. The broadcaster leased some land in the industrial east end and erected this building in 1956. After the CBC’s current headquarters opened on Front Street in the early 1990s, a developer bought this place, added some windows and balconies, and sold many of the condos to CBCers. Many still live here, according to a documentary about the building.

Big selling point

At 642 square feet, the unit’s rooftop terrace is bigger than some two-bedroom condos. There’s even roughed-in plumbing for an outdoor hot tub:

Possible deal breaker

While there’s enough space for additional bedrooms and bathrooms here, the layout makes those types of additions difficult. The selling agent’s assistant points out that some of the neighbours have been able to enclose their patios, so adding an upper-level guest room is at least theoretically possible.

By the numbers:

• $1,199,900 • 1,618 square feet • $791 in monthly maintenance fees • 642-square-foot terrace • 16-foot ceilings • 1 bathroom • 1 bedroom • 1 parking space
