The Place

A one-bedroom, two-bathroom condo on the ground floor of the former Rawlings baseball glove factory. The property is one of 10 converted units in the four-storey complex. Each one comes with its own unique layout and original elements: cave-like stone walls and exposed ducts, brick and wood beams. It’s within walking distance of three streetcar lines, Dundas West station, Sorauren Avenue Park and bustling Roncesvalles. And motorists are a short drive from both the Gardiner and Weston Road.

The History

The original factory was built in 1902. Just before Y2K, Jackson Goad Architects converted it. The sellers bought this unit in 2015. After some more renovations, their home quickly became a hub for their three children and their respective families.

A large island centres the kitchen, which is lined with stainless steel appliances. Notably, the dishwasher has been installed higher off the ground, keeping back-straining to a minimum. The subway tile backsplash, meanwhile, is layered with open shelving. And there’s a deep-set recessed shelf along the wall behind the sink—a pop of colour amid all the neutral tones.

Off the kitchen is a full bathroom, with a tub and shower that was added in 2015.

This is the bedroom. A curved wall brings some visual interest and privacy while softening the space’s industrial elements. The wall-mounted TV acts as a divider between the bed and the open closet.

In addition to the closet, there’s an entire wall of wardrobe space.
