The place: A two-bedroom hard loft on the second floor of a converted factory in one of the older sections of Parkdale.

The history: This 19th-century building had many lives before it became condos in 2003, including a stint as “the largest exclusive talking machine [a.k.a. phonograph] factory in the Dominion.” (Your hipster neighbours will approve.) The current owner moved in five years ago. She replaced all the kitchen appliances, redid the bathroom and painted the walls.

Big selling point: This is no cold concrete box. It has exposed beams and bricks, 14- to 15-foot ceilings, a skylight over the kitchen and a cute little loft room accessed by a ladder.

Possible deal breaker: Some people will see red over the current owner’s decision to paint a couple of the exposed brick walls. But there are plenty of companies that will painstakingly strip them for a fee.
