Condo of the Week: $550,000 for a co-op apartment with a beach view

Address: 21 Scollard Street, Unit 104 Neighbourhood: Yorkville Agent: Kathy J. Kalina, Right at Home Realty Inc., Brokerage Price: $499,000

The place: A professionally designed pied-à-terre on the first floor of a low-rise building next to the Four Seasons.

The history: A landscape architect and his designer partner bought this one-bedroom a couple years ago, not to live in, but as a place to work, meet clients and test out some new ideas. They removed the bathroom door to make room for a second desk and upgraded every room with expensive materials. After testing out the market with a $530,000 asking price, they took it off the market briefly, then relisted it at a slightly lower price.

Big selling point: Few small condos have so many unique design features. There’s a barn board headboard in the bedroom, custom porcelain tiling in the foyer and a “living wall” that freshens up the living area without taking up valuable floor space.

Possible deal breaker: The condo backs onto a library and a fire hall. While the bookworms are generally quiet, the firetrucks are not.

The wallpaper in the foyer is silk and costs about $1000 a roll. And yes, those are real plants. They’re in hidden pots, watered from above.

The den isn’t huge, but the owners have managed to fit two workspaces in there.

Because the owners rarely stayed overnight, the kitchen appliances are basically unused. The countertops are Caesarstone.
