
Moss Park is bracing for an influx of density after developer Manga Hotel Group proposed a 32-storey mixed-use apartment building to join its two other towers in the neighbourhood. The proposal for 207–219 Jarvis Street includes 315 rental units and heritage preservation of the lot’s seven row houses, which date back to the mid-19th century.

The development would come with 4,058 square feet of retail space on the ground floor plus a three-level underground garage with 66 spaces for vehicles and 348 for bikes. The units would comprise 15 studios, 157 one-bedrooms, 78 two-bedrooms, 27 three-bedrooms and 38 replacement units for those currently living on the site.
The giant cantilevered structure would join Manga’s 32-storey Toor Hotel and the 203 Residences on Jarvis just to the south. Already approved just north of the proposed site is the 68-storey Missoni Sky tower at 225 Jarvis.

Also coming to the area is TMU’s new student residence, with 1,300 condo-style units. It’s a lot of densification for Moss Park, but transit help is on the way in the form of the neighbourhood’s future Ontario Line station.
