House of the Week: $4.2 million for a new build by the Humber with a fireplace in a closet

Neighbourhood: Kingsway South
Price: $4,200,000 Size: 3,930 square feet Bedrooms: 4 Bathrooms: 4+2 Parking spots: 3 Real estate agent: Rose Barroso, Right at Home Realty

The place

A brand-new four-bedroom, six-bathroom home in the Kingsway. Powered by automated smart-home tech, the house also has four bedrooms, a beverage station, and a sound system for inside and out. It’s within walking distance of both Royal York and Old Mill stations, and there are myriad trails nearby, including one that follows the Humber River all the way down to Lake Shore. Motorists are a short drive from the 401 and the QEW.

The history

The building that once stood on this lot was a postwar single family home. In 2023, Barroso Custom Homes purchased the property and began building this house of glass and brick. It took about 14 months to complete. The modern structure serves as a juxtaposition to the otherwise traditional suburban neighbourhood.

The tour

French white oak lines the foyer and the rest of the home, and there’s a ton of in-wall recessed linear lighting above.

The floors are French white oak.

Believe it or not, this is a fully accessible elevator servicing all three floors.

Believe it or not, this is an elevator.

Black Italian tiles encased in a gold trim decorate the main floor powder room. But the real showstopper is the Nike-like swoosh floating sink.

In the living area: custom millwork, a 120-bottle wine cellar and a steam fireplace, which uses light and mist to imitate fire—so there’s no risk to hardwood, pets or children.

The cellar holds 120 bottles.

The backyard-facing dining space gets a lot of light from a wall of floor-to-ceiling windows.

The dining room's floor-to-ceiling windows show off the backyard.

Integrated bespoke appliances and a pantry hide behind a “self-healing” matte black surface, meaning fingerprints disappear within minutes. Italian porcelain counters and gold metal inlays accent the otherwise minimal kitchen.

The pantry's surface is fingerprint proof, leaving no markings.

The 48-inch range is impressive too.

The gas range is 48 inches.

Heading upstairs highlights the property’s skylights.

Next stop is the laundry room. Its European tiles, blue cabinets, marble counters and matte white faucet give the space a much more playful vibe than the rest of the house.

The cabinets are euro-style here.

No need for lights (aside from some funky bedside pendants) in the main bedroom thanks to those huge windows.

The main bedroom is huge.

The main ensuite bathroom is fashioned with a soaker tub, a double vanity with LED mirrors and a jumbo walk-in shower (not pictured).

Note the LED screens in the ensuite.

Two separate walk-in closets—with displays, of course—bring plenty of storage. And yes, that’s another steam fireplace.

Yes, that's a fireplace in the walk-in.

Here’s a lounge overlooking the neighbourhood. Every window in the house is roughed in for automated shades or drapery.

How about this lounge that doubles as a library?

Now for the walkout basement, featuring heated floors.

The basement also has heated floors.

The basement bar has a roll-out banquette with outlets for a coffee maker or smoothie machine.

The basement bar is designed for coffee too.

This is the gym, equipped with rubber flooring, a mirrored wall and plenty of outlets for machines. Floor-to-ceiling glass doors separate this area from the rest of the basement.

Note the fishbowl gym.

Future residents can lounge all day in this backyard oasis, complete with a waterfall and tall cedar fencing for privacy. There are also about 30 European columnar beech trees planted across the grounds.
