Address: 78 Elm Grove Ave
Neighbourhood: Parkdale Agent: Gigi von Anrep, Sutton Group Associates Realty Inc. Price: $1,599,900

The Place: A fully renovated, 1870s home in Parkdale with a two-bedroom basement apartment.

The History: The current owners bought the property in 2009 and did a complete gut job with the help of The Renovation Web. They upgraded all the mechanical systems, removed false ceilings, reproduced a number of historical details (including most of the trim), replaced the poorly designed addition on the back of the home and widened the laneway parking spot to fit two cars.

Big Selling Point: An ideal escape from the buzz of Queen Street, the rooftop terrace was built to hold the weight of a 6-person hot tub. The patio furniture is included, so that’s one less thing the new owners will have to worry about.

Possible Deal Breaker: The massive kitchen is set up in stations, with two sinks, two dishwashers and a selection of luxury appliances, including a large Wolf gas range. The setup could be excessive for a buyer who doesn’t cook.

By The Numbers:

• $1,599,900 • $6,400.43 in property taxes (2015) • 2,357 square feet • 1,027 square feet below grade • 145 years old • 4 bathrooms • 3 bedrooms • 2 storeys • 2 parking spots • 2 kitchens • 2 fireplaces • 1 turret • 1 terrace • 1 basement apartment
