House of the Week: $1.3 million for a family home (with income property potential) in Bloor West Village
ADDRESS: 410 Armadale Avenue
NEIGHBOURHOOD: Runnymede-Bloor West Village-High Park North
AGENT: Tradeworld Realty Michael Alexander Moore,
THE PLACE: A five-bedroom brick home in Bloor West Village with a newly renovated, open-concept interior.
BRAGGING RIGHTS: You’re steps away from the chi-chi enclave of Baby Point, but if fancy houses don’t the Humber River and Etienne Brulé Park are also just a few streets over. impress you much,
BIG SELLING POINT: Flexibility. The primary living areas are located on the second and third floors, which means that, though the home is currently set up as a single-family dwelling, the main floor and basement could be converted to a second unit with little fuss.
POSSIBLE DEAL BREAKER: Open-plan living spaces are all the rage, but they’re not always ideal. For instance, when you’re not getting along with your partner, you might want a private space to retreat to (or a door to slam to make your point).
BY THE NUMBERS:
• 2,800 square feet
• 1,000-square-foot entertaining area
• 6-inch engineered oak plank floors
• 5 bedrooms
• 4 bathrooms

nice spacious entertaining place. Its a party open concept for sure. I wish TL would show us the basement since they talk about income property potential.
The reno must have been completed with the belief the home was becoming a duplex income property. Why do they not show any photos of the main floor and basement? And why on earth would anyone put the kitchen on the second floor? Maybe add something into the second floor to separate the rooms a little and this place looks like a good candidate for a owner-occupied duplex.
I saw this house, it is built to be a duplex, with the basement and first floor as one unit and the 2nd and 3rd floors as the other unit. It could actually be a triplex if they wanted because the basement is full height and huge, maybe 900 sq feet.
Incoherent design elements throughout this house both inside and out and when your at a loss of actual design ideas, then knock down all the walls and go ‘open concept’…..this is an unfortunate builder/carpenter/tradesperson flip reno.
Agree completely with tony–total mess with regard to design aesthetics (painted and stained window trims, both ornate and modern cabinets, mismatched metals–note to developers: people notice the details!). The exterior strips the charm from the home’s curb appeal and goes downhill from there. Unless it is bought by a Russian mobster, expect to see a dumpster outside upon the closing. ugh!
wish we could see more of this place…
I look at that giant backsplash in the kitchen and think how much storage they eliminated by doing that. It’s not that big a kitchen, unless you never cook I have a feeling you’d really be missing those upper cabinets.
As someone who lives in the neighbourhood, I can say that this house was flipped poorly and hastily. Just look at the steps leading up to the front porch as an example of how important details were overlooked. This home sticks out like a sore thumb on a street lined with homes full of character.
Where is the parking?
I was going to ask the same question that Rose did – where do I put my cars. Me thinks that like a lot of downtown properties, there is only street parking. That would be a deal breaker for sure.
The house has a detached garage. I’m guessing Mulva and Rose aren’t too good at this new Internet thingy.
I think this house looks gorgeous… I love the floors, and that washroom looks like an oasis. I’d say a lot of thought went into the design of the home to make it as flexible as possible… more new homes in Toronto should offer options! You could do a lot with this once you move in – make it your own… lovely!
I’ve been through this place and there are no mismatched cabinets, the windows are not painted or stained..natural wood. Nice windows too. Amazing floors. The kitchen may be small if someone has a ton of stuff and is always cooking. It looks like a duplex that can be used as single family. And having an upper 2 floors with entertainment space on a terrace for the owner unit is fantastic.
And the first time I walked by was a couple of years ago when the reno started. So…poorly and hastily sounds just a tad off. :)
The comment by d. is obviously someone a bit catty..rawr :)
If only a family like this would come in and tear down the houses on either side of it. They are horrible. This new home adds more to the street than the usual 2 storey cookie cutter homes that are there. (yes, old homes were cookie cutter too :))
Bloor west has a lot of character, but this street benefits from renos, not existing homes. Take a drive and you’ll see. I haven’t seen the interior other than these photos but looks very modern and spacious. Wish you posted more pics of the basement.
