House of the Week: $1.75 million for an Annex semi-detached with plenty of curb appeal
ADDRESS: 26 Tranby Avenue
NEIGHBOURHOOD: The Annex
AGENT: Carl Langschmidt and Andrew John Harrild, Royal LePage Your Community Realty, Brokerage
PRICE: $1,749,000
THE PLACE: An updated red-brick Victorian—it was originally built in the late 1800s—in the Annex. (The lot is right around the corner from Av and Dav floral shops, so you’ll always have fresh flowers.)
BRAGGING RIGHTS: The creeping vines on the back exterior wall, and the front’s shingle siding, bay windows and classic Toronto red-brick look, pretty much define curb appeal.
BIG SELLING POINT: If the oversized master bathroom, with its claw-foot tub and enormous shower, fails to completely relax you, the spa-like rooftop cedar deck with views of the treetops is the ideal place to decompress.
POSSIBLE DEAL BREAKER: This is a semi-detached home, so if you’re looking to have raucous parties or host your very own Stomp tributes, you’ll probably make some enemies.
BY THE NUMBERS:
• $1,749,000
• $8,220.97 in taxes (2011)
• 4 bathrooms
• 3 bedrooms
• 3 storeys
• 1 upstairs deck
• 1 leafy backyard

I Love this.. its just pure class… I dont understand the chalkboard in the kitchen, is it ? but nicely laid out and the furnitures are simple, the spaces are big. Nice home perfect for entertaining.
Wow! What a beautiful house, and that street is amazing. I doubt this will last long.
Simple and elegant. Love the ensuite bathroom!
$1.75M seems like a bargain for that amount of space in Yorkville. Beautifully renovated too!
Parking??
on street…1.75 mil can’t buy everything ya know!
1.75 for a semi-detached? Nuts! But, nice interiors. The windows need to be refurbished. Wooden floors in the bathroom? Even if they are heated… Overall, very nice, but missing a garage. You pay 1.75 mil and then have to keep your cycles in the basement. Hmm! Overall worth about 1.3 mil.
Kitchen leaves a lot to be desired……ceramic floor? No backsplash? Ikea -looking cabinets? Master closet: gorgeous antique sideboard……but rolling racks? And no rad coverings throughout? HOWEVER, beautiful master ensuite (maybe at the expense of some badly needed storage?), fantastic 3rd floor deck, equally fabulous terrace backyard and great basement. Parking is probably non-existent. This is why asking price is well under $2 mil, i.e., you gets what you pays for….
Just curious as to what type of fisheye lense they used in photographing, so rooms appear larger than they are.
Great house great location. Price seems good to me, it’s prime real estate. I’m always amazed at how people can throw out random like $1.3m and expect to be taken seiously. Clearly you don’t know what houses sell for in Yorkville.
It doesn’t matter what they sell for. They are all overpriced by 30 to 40%. Buyers should bid down. I still maintain it’s a good home… at a slightly realistic price.
love the floors and the massive fridge!
silly suburban rabbit :
if someone’s willing to pay it, it’s not overpriced
Crazy for a semi-detached without parking.
I would have removed the clothes from the walk in closet and not sure what is wrong with shower floor. Ditto to keeping the bikes in the basement even if they had a garage that is where they should be if you are wanting to sell. Rooms seem cosy enough I suppose and I to love the big fridge.
It’s still on sale. No parking, no driveway, no parking pad, no garage the selling price.
