Sale of the Week: The $2.1-million Davisville condo that shows the value of outdoor space

Address: 70 Roehampton Avenue
Neighbourhood: Davisville
Agent: Mark Jones, Re/Max Professionals Inc., Brokerage
The property: This top floor of this penthouse, accessible by private elevator, has a massive 1,840-square-foot rooftop terrace overlooking the city.
The history: The sellers, a couple, purchased the condo from the builder in 2011. It came with luxurious finishings like oak flooring throughout, and marble countertops in the bathrooms and kitchen.
The fate: The neighbourhood, near Yonge and Eglinton, is already a lively place. Once the Eglinton Crosstown LRT is finished, in 2021 or so, it will be one of the most transit-accessible places in the entire city.
The sale: The uniquely huge terrace made it difficult for the agent to set a price, because there haven’t been many comparable sales in the past few years. He originally listed the place for $2.49 million, and later lowered it to $2.2 million to create more interest. The buyers, who registered the only offer, jumped at the new price.
By the numbers:
- $2,100,000
- $9,176.38 in property taxes (2014)
- 2,249 square feet of living space, approximately
- 1,840-square-foot terrace
- $1,204.81 in monthly maintenance fees
- 95 per cent of list price
- 27th floor
- 7 days on the market
- 3 bedrooms
- 3 bathrooms
- 2-car garage
The entrance has a private elevator to the upper floor, where the terrace is.
There’s a small office space.
The living and dining area are combined. The French doors lead to one of three balconies.
Next to the dining area is the kitchen.
All the appliances are stainless and relatively new. The doors in the background lead to a balcony.
Here’s the second bedroom.
And the second bedroom’s en suite bathroom.
Here’s the master bedroom.
The master bedroom’s en suite bathroom has a private balcony.
The only enclosed area on the second floor is this little lounge/wet bar.
The terrace is just huge, and it has a massive overhanging roof to protect it from the elements.
The selling agent says this space has hosted parties of up to 80 people.
Since When is north of Eglinton called “Davisville”. Last I checked it’s
called one of the following: “Yonge and Eglinton”, “Yonge and
Eligible”, “Uptown”, the “Wind tunnel Masquerading as a Neighbourhood”,
but NEVER Davisville. Plus I lived in that condo for 4 years. Excellent
building with excellent management. I have also been in the penthouse
suite and the views are spectacular.
This is a “Yonge and Eglinton” condo. Davisville is literally no where near it comparatively. You could walk to take Eglinton subway in like 5 minutes from it. Not to mention its North of Eglinton.. No where near Davisville
Yonge and Eglinton is not an official neighbourhood. This condo is infact in Davisville I assure you.
The Davisville neighbourhood ends at Eglinton. Roehampton is in the North Toronto neighbourhood.
There are no official neighbourhood boundaries. Neighbourhoods are matters of convention and opinion.
OK. This is either the worst staging job I have seen or the owners with the strangest taste ever. Sheraton dining room chairs mixed with an art collection from a Motel 6 off the highway. There’s nothing in this apartment that looks right, including a kitchen worthy of an apartment at less than half this cost.
I’d argue Davisville isn’t an official neighbourhood either. This is Mount Pleasant West.
Wind tunnel is particularly apt (I attended the high school it is built on top – although the new building and the condo itself were not yet open)
Hail North Toronto !!!
My thoughts EXACTLY! Thank you. Off topic, but I HATE HATE HATE open kitchens (which this place is fortunate to not have) and dining room/living room combinations. While eating is social, cooking, food and eating should be separate from recreation and lounging areas.
That outside space though
It’s true, I used to live on Roehamptoon lol. It’s a few blocks north of Yonge end Eglinton intersection, It they wanted to sound pretentious, they could have called it “Uptown”.
