The history

The sellers, two young professionals with a child, bought the penthouse new from the developer in 2010. When they moved in, the interior had already been finished by II By IV Design, the same firm that outfitted America Restaurant and Yorkville’s Kasa Moto, so there was no need for renovations. They’re now looking to upgrade to a house—although the sprawling 3,700-square-foot unit would be plenty for some families.

Big selling point

The building is LEED gold-certified, with heat-recovery ventilation (a filtration method that uses warm outgoing air to heat incoming cool air) and an on-site landscape irrigation system. A switch beside this unit’s front door can turn off every light in the home.

Possible deal breaker

Upkeep here isn’t cheap. Maintenance fees alone are $2,153 per month—and that’s not including the cost of keeping all those white marble floors clean.

By the numbers

• $3,599,000 • $2,153 in monthly maintenance fees • 3,700 square feet • 10-foot ceilings • 5 bathrooms • 3 bedrooms • 3 terraces • 2 parking spots • 1 indoor pool • 1 double-sided quartz fireplace
