At their best, purpose-built rentals are a win-win-win: renters are freed from the spectre of renovictions, investors secure steady returns and the city increases its housing density. While nearly 80 per cent of PBR units in Ontario were built before 1980, the sector is racing to meet the needs of the city’s growing segment of renters. By the end of 2025, roughly 28,000 PBR units were under construction in the GTHA—an increase of 77 per cent over the past five years. Here, a snapshot of four new buildings for renters to look forward to.

Developer: Hazelview Investments Location: 1141 Bloor St. W., in Dufferin Grove ETA: Spring 2026
Part of the Bloor Crossing redevelopment at Dufferin and Bloor, this 12-, 34- and 38-storey complex will have a whopping 1,140 rental units. It will also be home to a daycare, a city-owned community hub and a 39,000-square-foot park. Amenities will include a Nordic spa, a Peloton studio and a movie theatre.

Developer: Create TO and Collecdev-Markee Location: 275 Merton St., in midtown ETA: Early 2029
The 40-storey sage-green tower will include 494 purpose-built rental units (148 of which are affordable). The project will feature ground-floor retail and a green space connected to the Beltline Trail. Residents will also have access to a gym, a kids’ play room and a garden workshop that hosts seasonal events.

Developer: Tricon Location: 10 Price St., in Rosedale ETA: October 2026
This 23-storey building will include 127 rental units, 10,500 square feet of ground-floor retail and 17,200 square feet of office space. Its “town square” will be lined with restaurants and shops such as Mamakas and Harvest Wagon, and amenities will include a music room, indoor and outdoor pools, and a library.

Developer: Fitzrovia Location: 6 Dawes Rd., in Danforth Village ETA: Early 2027
At 1,304 units, Rushden will be one the largest purpose-built rental developments in Canada. The three towers, which will stand at 29, 37 and 39 storeys, are less than 10 minutes on foot from Main station. Amenities will include a rooftop pool, a gym with yoga and spin studios, and access to virtual health care from Cleveland Clinic Canada.
