
In May of 2022, residents of townhouse complex Swansea Mews were forced to vacate after a ceiling collapsed, with a post-incident report citing manufacturing defects in the buildings’ ceiling slabs. Now, three years later, Toronto Community Housing Corporation has announced plans to demolish the structures in question and quadruple the number of units at the High Park site.

Proposed is a shiny two-tower complex comprising 649 new homes, including 154 rent-geared-to-income units. In addition to bringing density, the new-and-improved Swansea Mews will come with increased accessibility and roughly 68,000 square feet of indoor and outdoor amenities, including meeting rooms, event spaces, play areas, a courtyard and a community lawn. It will also have 5,900 square feet of public space and 7,000 square feet for retail and other businesses.

But funding for Swansea Mews has yet to be secured. Representatives at TCHC say they’re working closely with the city to nail down a funding model, hinting that it could be an “ideal project” for Build Canada Homes, the federal government’s just-launched housing agency.
In the meantime, city staff are reviewing the application, with their recommendations to be considered at community and city councils in early 2026. Once approved, construction is expected to take two to three years.
