The Property: This 1,308-square-foot condo features conveniences more common to larger units, including private elevator access. Both bedrooms and the living room walk out to a large wraparound balcony, and Rosedale Station is a five-minute walk south.

The History: The sellers, a couple who lived there for a decade, listed the unit in order to upsize. They installed a gas line for a barbecue on the balcony, an option the original owners passed on when the Thornwood condo towers were completed in late 2002.

The Fate: According to the selling agent, the building attracts professionals seeking a pied-à-terre while on business and empty-nesters looking for something simple. The buyers fall into the latter category.

The Sale: To swiftly offload the unit, the sellers listed it after the holidays when the real estate market typically experiences a surge in sales. They also provided the condo management corporation’s status at showings to encourage only unconditional offers. (Buyers typically review these documents only after their offer is accepted, which adds weeks to the process.) The tactics paid off, and the condo received a single binding offer.
