The Property: This Church-Wellesley semi resides on a quiet cul-de-sac sandwiched between the Ryerson University campus to the south and condos to the north. It has floor-to-ceiling windows, cathedral ceilings and walls of exposed brick.

The History: Several of the home’s design features are characteristic of the 1970s, including its floor-to-ceiling wood-burning fireplace and underground garage. The home’s furnace, air conditioner and roof have all caught up with the times over the last nine years.

The Fate: Like many neighbourhoods in the downtown core, Church-Wellesley is losing older residents as younger buyers flock to the numerous condo projects going up on nearby Carlton Street. The buyer of 30 McGill will find himself living in an increasingly young, professional milieu.

The Sale: The agent played down the home’s dated appearance with minimalistic staging, which emphasized the home’s spaciousness and tall ceilings. Ultimately, the exposed brick walls and downtown location were dealmakers. The home attracted one offer on the review date. After a bit of negotiation, it was taken off the market after six days.
