The Property: This two-storey family home is adjacent to the site of the future Eglinton Crosstown LRT station at Bathurst and Eglinton. Among its better features: hardwood floors, pot lighting and four skylights. The backyard has a deck and an in-ground pool.

The History: The previous owners, a professional couple, had the home completely renovated. They installed chandeliers worth several thousand dollars, added high-end finishes and redid the four washrooms (the one in the finished basement sports a sauna). Interior design was directed by Tara Fingold of Tara Fingold Interiors.

The Fate: The new owners are moving from their beloved Bloor and Bathurst to 3 Wembley in order to be closer to their extended family and friends, and to nab a little more space for their children. They like the house’s location so much that they’re willing to tough out the next six years’ worth of LRT construction, happening practically in their backyard. Noise, vibration and damage are potential issues, but once the LRT is complete it will likely be a boost to the home’s value.

The Sale: The sellers were concerned that the planned construction would drive away buyers. Luckily, their agent also had clients of three years who had hired her to find a home for them in the area, so she brought both parties together for a rare “double-end” deal. (Commissions, bottom lines and more were disclosed for the sake of complete transparency.) The sale closed at $1,350,000 after 15 days on the market, capping the agent’s most successful month in 25 years.
