When Fredy and Varsha moved to Toronto from India four years ago, they immediately began apartment hunting from their short-term rental. At first, the couple was disappointed with the quality of the apartments they were viewing—that is, until they found Waverley.
The boutique rental community by Fitzrovia made a strong first impression on the newcomers, who quickly signed a lease and became among the first residents to call Waverley home. “We didn’t just want a rental space. We wanted something where we could build our new life, and Waverley was exactly that,” says Fredy.

Since opening its doors, Waverley has continued to impress Toronto renters with sleek-yet-comfortable suites, epic events and an array of amenities that could give the city’s best hotels a run for their money. Here, Fredy and Varsha share what it’s like to live in an award-winning rental community—and why Waverley has been such a hit with young professionals and students alike.
Varsha sums up life at Waverley in five words—luxury resort-style rental living—and it’s easy to see why. The on-site amenities certainly live up to the description. Waverley takes communal space to another level with a sun-soaked rooftop pool, a barbecue terrace and a penthouse gym boasting stunning skyline views. “It’s the perfect place to unwind, work out and relax,” says Varsha of the top-floor offerings.

While the IT professional and her husband make sure to carve out time to recharge, they’re definitely too busy to deal with any maintenance-related hassles. Fortunately, Waverley matches their lifestyle with attentive on-site management that goes the extra mile and adds to the carefree resort vibe. “Even for something as small as installing a screw, just raise a request on the Waverley app and you have the maintenance team coming to your rescue,” says Varsha.
Not that there’s much that needs maintaining. Varsha and Fredy live in the same studio suite they moved into nearly five years ago, and there hasn’t been a hitch. “The layout of our unit is cozy, with a spacious den, and we love that we have great appliances, a double-door fridge, an in-suite washer and dryer and high-speed Wi-Fi,” says Varsha.

Forget awkward elevator silences at Waverley. Throughout the year, the community hosts a number of social events, including rooftop pool parties, an annual barbecue, and even Raptors watch parties hosted within REEL, Waverley’s home theatre amenity. “There’s lots of food, drinks, games and entertainment, and we even won Toronto Raptors merchandise,” says Fredy. These events helped the couple make connections in a new city.

Waverley is also connected via a number of convenient partnerships, whether it’s discounted Raptors and Blue Jays tickets, free grocery delivery from Voilà, Aeroplan points upon signing a new lease and paying rent or Enterprise car rentals. The Cleveland Clinic even offers virtual appointments to residents. “You don’t even need to step out of the building for a doctor’s appointment,” says Varsha.
Location is another big draw. “It’s hard to not fall in love with what this neighbourhood offers,” says Varsha. To this day, she’s impressed with the sheer quantity of surrounding restaurants and bars—including right at Waverley. The on-site cafe and bar, 10 DEAN, serves up hand-crafted cocktails, light bites and specialty coffee, anchoring Waverley’s swanky lobby. “It’s nice that we can just go to our lobby to enjoy a drink,” says Varsha.

Next door, the ’70s-inspired Dina’s Tavern breathes new life into the former historic Silver Dollar Room, bringing live music and attention-grabbing artwork while retaining some of the original watering hole’s heritage.
Of course, plans that do require a commute on public transit are no sweat. Waverley is just south of Spadina Station and planted right on the 510 Spadina streetcar line. “As you step out, you have TTC stops to the north, south, east and west,” says Varsha.
Nor is there any shortage of iconic destinations to explore in the immediate vicinity. Kensington Market, Little Italy, The Annex, Chinatown and the hospital corridor are all within walking distance, as is U of T’s St. George Campus and OCAD University.
Convenient proximity to the city’s attractions isn’t the only immediate perk available to Waverley residents. As an added bonus for interested renters, new residents don’t need to pay rent until January and can benefit from a $1,500 rent credit and a flat-screen TV for a limited time.
