In 2017, James Manesh and his father, Parviz Bozorgmanesh, co-founders of the development studio Protopia, bought the three-bedroom, two-bathroom house that once stood on this plot, with the intention of building two new detached homes. Construction completed in 2022.

James and Parviz were inspired by coastal regions like Santorini and California. They used white stucco cladding with cedar accents for the home’s exterior.
The 14-foot-tall front door is made of mahogany.
The foyer has a small landing with a built-in coat closet.
Atop the foyer is this open living and dining space with floor-to-ceiling windows.
Here’s another angle of the living room, which comes with engineered hardwood.
Opposite the living and dining area is a cupboard and wine rack crafted by Parviz himself.
The kitchen is equipped with Miele appliances, including a five-burner gas cooktop, a wall oven, a speed oven and an integrated fridge. The surfaces are Caesarstone.
Inside one of the cupboards is this LED-lit coffee station.
There’s also a mini workstation in the kitchen. That narrow panel on the right is yet another closet, ideal for brooms and cleaning products.
Now for the family room, with a 54-inch gas fireplace surrounded by porcelain plus floating storage on either side. That’s a walkout to a small balcony on the left.
The main-floor powder room comes with a Dolomite-tiled backsplash and a Dolomite counter.
Here’s the white-oak staircase and MDF-panelled wall.
Three of the home’s eight skylights are above the second-floor landing.
The main bedroom is lined with another MDF feature wall and built-in Bluetooth speakers.
Its ensuite bathroom has a floating quartz double vanity and a walk-in shower with a rainfall head and a herringbone tile surround.
A reverse view of the principal ensuite highlights the soaker tub, porcelain floors and speaker system.
Here’s one of the south-facing secondary bedrooms, with one jumbo window.
And here’s one of the secondary ensuites, with a rainfall shower head and a white hexagonal ceramic tile surround.
The lower level serves as a rec room and comes with 11-foot ceilings and a walkout to the backyard.
Also in the rec room: this kitchenette, with quartz counters, storage and a wine fridge.
This office could be converted into a bedroom.
Outside, the deck is equipped with a direct gas line to hook up a grill.
The backyard is fenced in on all sides.
