Don Summerville, the new Leslieville complex, is a model for urban living

For some renters, amenities are paramount. For others, affordability is king. Don Summerville, a 770-unit mixed-tenure and mixed-income complex that opened near Queen East and Coxwell in October, aims to serve both groups—plus condo owners. The three-tower development, spread out over 3.3 acres, replaced two outdated 60-unit rent-geared-to-income buildings. It’s the product of a partnership between the Toronto Community Housing Corporation, Context Development and RioCan Living.

Unit breakdown:

  • 120 rent-geared-to-income homes
  • 100 affordable rental homes
  • 183 market rental homes
  • 367 condos

In the RioCan towers:

  • Fitness centre with yoga and spin studios and steam rooms
  • Courtyard with firepits, hammocks, barbecues and outdoor dining
  • 16,000 square feet of retail space, including a health food store and a café

In the TCHC tower:

  • Gym
  • Co-working spaces
  • South-facing community terrace with views of Pumphouse Park
  • Privately owned public space fronting Queen Street East
