Address: Lumsden Island
Agent: George Webster, Moffat Dunlap Price: $1,495,000

The Place: A private, 1.5-acre island in Georgian Bay, with a 3,600-square-foot cottage, a two-bedroom guest cottage and two docks.

Bragging Rights: If you buy this place, next time someone tells you their cottage was built from reclaimed barn wood from a mile away (and we can say with almost 100-per-cent certainty this is a conversation you will have to endure at some point) you can interrupt them and say your granite fireplace is built with stone from the very island on which it sits, which is about as local as you can get.

Big Selling Point: A private island means 1.5 acres of private swimming spots—or, for the night owls, 1.5 acres of being able to party without disturbing the neighbours.

Possible Deal Breaker: As with any island getaway, getting there is a little more difficult than just loading up the car and taking the 400, but with space for a total of eight boats on both docks, there’s plenty of vehicle storage. (The owner’s cars, meanwhile, will have to spend the season parked at the nearest marina.)

By the Numbers:

• $1,495,000 • 3,600-square-foot main cottage • 8-boat allowance • 4 bathrooms (two of which are in the guest cottage) • 3 bedrooms (two of which are in the guest cottage) • 2 private docks • 1.5 acres • 1 guest cottage • 1 island
