Condomonium: $750,000 for a penthouse in the first condo tower built in the Distillery District

ADDRESS: 33 Mill Street, Unit 3203

NEIGHBOURHOOD: Waterfront Communities—The Island

AGENTS: Cameron Weir and Scott Hanton, Keller Williams Advantage Realty

PRICE: $749,000

THE PLACE: A two-bedroom penthouse on the 32nd floor of Pure Spirit Lofts and Condos. Completed in 2009, Pure Spirit was the first condo tower built in the Distillery District.

BRAGGING RIGHTS: Though historic structures tend to hog all the adulation in the city, the Toronto Star’s architecture authority Christopher Hume went gaga over this building—he called it “elegant” and listed it as one of the most beautiful buildings in the city.

BIG SELLING POINT: For a condo in the city, the vibe is decidedly serene. The blue-green tiles in the kitchen and bathroom match the wide-open view of water and sky—and the perspective from the 32nd floor would inspire anyone to become a card-carrying member of the Cloud Appreciation Society.

POSSIBLE DEAL BREAKER: Not everyone would agree that the Distillery District is a true neighbourhood. Although more condos are coming and there’s no shortage of cool happenings in nearby Victorian buildings, the historic zone may be a better place to visit than live.

BY THE NUMBERS: • $749,000 • 1044 square feet • $650.17 in monthly maintenance fees • 200 square feet of terrace space • 32 floors • 10-foot-high ceilings • 2 bedrooms • 2 bathrooms • 1 parking spot
