Condomonium: $1.3 million for the elegant top floor of a former duplex in Moore Park
ADDRESS: 118 Rosedale Heights Drive
NEIGHBOURHOOD: Rosedale–Moore Park
AGENT: Chestnut Park Real Estate Sheila Gallagher and Tiffany Sly,
THE PLACE: A traditionally decorated three-bedroom suite on the top floor of a former duplex. The building dates back to the 1930s but was renovated into three separate condos in 2008.
BRAGGING RIGHTS: The interior design—done by —was Melody Duron in an issue of shown off House and Home magazine. You may not get to keep the furniture, but at least you’ll know what to aim for.
BIG SELLING POINT: This is a condo for people who hate condos. In terms of square footage, it’s house-sized, and there aren’t any towering developments nearby. Better yet, the original hardwood floors, leaded glass windows and wainscoting all fit right into the Moore Park aesthetic.
POSSIBLE DEAL BREAKER: The unit looks out over the neighbourhood’s treetops, but alas, there’s no balcony or terrace to enjoy the view with a glass of wine. BY THE NUMBERS:
• Over 2,200 square feet
• $240.25 in monthly maintenance fees
• 9-foot-high ceilings
• 3 bedrooms
• 2 bathrooms
• 2 parking spaces
• 1 den
• 1 gas fireplace

Tough call… $1.3mil for this ? Guess you are paying for the address, but if sold furnished, possibly could suffice. Welcome to madness in TO.
Beautiful!!! I’m in love.
Lovely! A decent price for the neightboorhood too.
I know this designer. She’s done top quality work at One Bedford and has amazing taste so I bet this place is beautifull done. You definitely can’t find a condo with this space and decor in this city for that price!
Love it! Compared to what’s available in this city I would say this is a bargain for the space and finish. Too bad there’s no terrace.
I agree… tough call for the price. No deck or terrace, no back yard, no pool… No question though… impeccably decorated… beautiful interior.
“original windows” – the house is from the 1930s.
ARE YOU NUTS?!!! It’s gorgeous but who would pay 1.3 million for only the top floor? Give me a break.
