Address: 65 Colgate Ave., Unit 2 Neighbourhood: Leslieville Agent: Justin Aykler, Aykler Real Estate Inc. Price: $649,900

The place

A town-home with roof deck, curb appeal and a great location. It’s just around the corner from Ed’s Real Scoop, Mercury Espresso Bar and Machine Age Modern.

The living room area is small and cozy:

An open-concept layout reveals the kitchen, with stainless-steel appliances and a bright backsplash:

The history

The condo is one of nine town-homes built in 2013 on a former industrial lot by George Popper, an architect who specializes in infill projects.

The master bedroom, on the second floor, is currently being used as a nursery. It connects to a four-piece ensuite bathroom:

Here’s the upstairs bedroom:

It has a smaller ensuite bathroom, without a bathtub:

The deck faces east, and has a gas BBQ hookup.

Big selling point

The first two floors have 75-square-foot windows that let light pour in:

It’s pretty private too, thanks to a tall fence just across from the front door.

Possible deal breaker

The second bedroom on the top floor is open to below which reduces privacy. However, the agent says it could theoretically be closed off and points out that parents with small children actually prefer it that way.

By the numbers:

• $649,900 • $254 in monthly maintenance fees • 1,070 square feet indoors • 159 square feet on roof deck • 2 bedrooms • 1 parking space • 1 storage locker • 2 bathrooms • 2 huge windows • 9- to 10-foot ceiling heights
