Condomonium: $1.6 million for a three-level penthouse in the Soho Metropolitan
ADDRESS: 36 Blue Jays Way , Penthouse 7
NEIGHBOURHOOD: Waterfront Communities–The Island
AGENTS: Christian Vermast and Paul Maranger, Sotheby’s International Realty
THE PRICE: $1,595,000
THE PLACE: A three-level penthouse in the Soho Metropolitan Residences. The condo-plus-hotel opened in 2003, well before the Ritz-Carlton, Trump Tower, Shangri-La, Four Seasons and Thompson hotels made such hybrids commonplace.
BRAGGING RIGHTS: The unit’s sleek design and flashy view of the skyline somehow embody the King West vibe like few other condos we’ve seen. (The trendy pop-ups at Senses, the on-site restaurant, also help.)
BIG SELLING POINT: Multi-level properties often feel squished, with two or three narrow spaces piled on top of one another. Not so in this unit: the main floor is over 800 square feet and the second level has space for a bedroom, a den and two bathrooms.
POSSIBLE DEAL BREAKER: The neighbourhood will be crazy during TIFF festivities (the upside: you may catch a glimpse of Nicolas Cage ).
BY THE NUMBERS:
• $1,595,000
• 2,010 square feet
• $1,061.20 in monthly maintenance fees
• 840-square-foot main level
• 830-square-foot second level

• 340-square-f00t third level
• 9-foot ceilings

• 3 bathrooms
• 2 bedrooms (one is currently being used as an office/den)

lovely bachelor’s pad but where exactly is bedroom#2? http://www.trilogyagents.com/listings/LL427156/LL427156120820202753A682706.pdf
I actually love it. You can see the pride of ownerhsip and the maintenance fee is not too bad for the area/ and Senses downstairs. I love it. But I wonder why they never show us more of the kitchen ? That long counter running from the dining table to the kitchen is unique…. nice layout and spacious. I would buy it.
love that it is 3 levels- compared to just one floor for most condos at that price..
but.. yes there is always a but… that is a weird ass bathroom/bedroom.. the tub is right beside the bed-
the staircase it too 70’s style- would prefer if it had railing would be soo beautiful..
wish I had this place- and the money to afford it..
what a beautiful home in an even better neighbourhood.
i dunno why anyone would want to live in the scummy Lorne Park home you showcased last week compared to this beauty.
Seriously – a daily Senses coffee in the morning and a walk to work …. versus the crap drive on the QEW …
Hideous. Horrible layout.
You could buy a phenomenal fully detached home with parking in a great neighbourhood on the subway line.
Why would you buy this piece o’ shite?
More of a hotel layout suite, can’t see anyone actually living in it….awkward for entertaining as well….and was that broadloom in the bedroom??
It’s a pretty great space, despite the corporate lobby furniture (which doesn’t come with the place, I know!) I love the tub in the bedroom – who doesn’t love a great view? Speaking of, you get morning light and sunsets reflected in the towers, which is almost as good as the real thing. But it’s still $794/sq ft, which doesn’t add up.
Holy pot lights, Batman!
I get it, its nice but hasn’t sold because there is only one room, where will guest stay? or kids?
