Condo of the Week: $475,000 for a suite in a newsworthy building in Liberty Village
Address: 85 East Liberty Street, Unit 415
Neighbourhood: Niagara
Agent: Jamie Alves, Sutton Group Elite Realty Inc., Brokerage
Price: $474,900
The Place: A two-bedroom apartment on the fourth floor of a two-year-old building at the centre of Liberty Village. The unit faces north, giving it a view of a little park, rather than the Gardiner Expressway to the south.
Bragging Rights: The buyer’s fraternity bros won’t get bored if they come to visit. The building’s amenities include a rooftop terrace, a party room, a gym, a pool, a hot tub, a sauna, a movie theatre, a bowling alley, a billiards room, table tennis and even a virtual golf game.
Big Selling Point: This is a lot of space for the price, and it’s laid out well. The bedrooms are separated, which makes sharing with a roommate or guests a lot more comfortable.
Possible Deal Breaker: This building was all over the news in November when an explosion on the sixth floor sent a door flying off its hinges and into the elevator across the hallway. The elevator was damaged, the unit was destroyed and the man renting it was badly burned. He was later charged with making methamphetamine. That stigma might scare some people away from the building. Then again, it may also be a buying opportunity. In this market, any meth-related price dip is likely to be temporary.
By the Numbers:
• $474,900
• 1,019 square feet
• $535 in monthly maintenance fees
• 8-foot ceilings
• 2 bedrooms
• 2 washrooms
• 1 parking space
• 1 storage locker
• 1 balcony
304003 There was an apparent meth lab explosion in this building in November, but it's no worse for the wear on the outside. https://torontolife.com/wp-content/uploads/2015/01/toronto-condo-of-the-week-85-east-liberty-1-200x200.jpg https://torontolife.com/wp-content/uploads/2015/01/toronto-condo-of-the-week-85-east-liberty-1.jpg https://torontolife.com/wp-content/uploads/2015/01/toronto-condo-of-the-week-85-east-liberty-1.jpg 1200 800 [] https://torontolife.com/real-estate/condo-of-the-week-85-east-liberty-street/slide/toronto-condo-of-the-week-85-east-liberty-1/ toronto-condo-of-the-week-85-east-liberty-1 0 0

A note re: the listed amenities. 65, 75, and 85 East Liberty are all connected in the front. So although these amenities sound great, imagine sharing with three giant buildings full of frat bros. Moreover, the amenities aren’t even functional in half the cases! The gym and the bowling alleys aren’t functional because the builder didn’t properly sound proof either… still not fixed! X years after construction! And there’s no rooftop terrace – that’s a part of the party room that has to be booked out. On and on and on… Would not recommend moving here.
Is that a real or fake fireplace in the bedroom?
Actually, the gym has moved and is completely functional. The bowling alley is working after they made updates to the sound proofing.
Haven’t seen many ‘frat bros’ in the building, you’re probably getting this one mixed up with the Joe Shuster building. Sounds like you have an agenda.
It really is a fantastic building as they have made a ton of changes to the amenities to make them more efficient & friendly for everyone that lives there. Unit looks beautiful & price seems fair, I am sure this won’t be around for long.
Half a million dollars for not a spec of land. I’m sorry, none of this washes with me. There are places that are a 20 minute drive from downtown (warden and danforth for example) that go for 400k. A big back yard, good bones of a house, safe and close to 3 subway stations. For half a million dollars, I would want to be able to entertain in my back yard and put flowers in my front garden and put my car in the garage. Half a million dollars!
Once a suburbanite, always a suburbanite.
there has been no issue sharing the amenities between the buildings. The gym is the only one that can get busy. The pool is never crowded and the rest of the amenities are by schedule i.e. you book your slot that you want to use them.
