The Property: This extensively renovated Humewood home has an open-concept layout. Luxury details include a designer freestanding fireplace in the living room, a striped Missoni runner on the staircase and custom built-in shelving in the master bedroom.

The History: The property was originally in “dilapidated” condition, according to one of the selling agents. LionFish Developments started by stripping the house down to the bricks and reinforcing it with steel beams. The additions that followed included new windows, hardwood floors, tile and drywall—plus a new deck and garage out back.

The Fate: Upscale renovations are becoming commonplace in Humewood and neighbouring Wychwood. St. Clair West’s stock of relatively affordable, older homes are a draw for renovators and young professionals willing to invest in properties with easy access to downtown.

The Sale: 64 Arlington Avenue was listed at $1,599,000, an unproven high for the local market. Nonetheless, the home received one full-price offer after eight days.
