Sale of the Week: the $1.8-million Long Branch home that shows what 30 feet of Toronto lakefront is worth
Address: 85 Lake Promenade
Neighbourhood: Long Branch
Agent: Sohail Mansoor and Arlyn Fortin, Royal LePage Signature Realty, Brokerage
The property: This Long Branch home’s back deck is located just steps away from Lake Ontario, and the open-concept main level has a floor-to-ceiling view of the water. The master suite has a door that leads directly to the beach.
The history: The sellers moved in 25 years ago. Now retired, they’re selling off to travel the globe. They upgraded the home in 2009 with a modern kitchen, new windows, updated bathrooms and new hardwood and slate floors. They also turned the attic into a loft-style family room.
The fate: Things are heating up in Long Branch, as new restaurants and shops entice young buyers who find themselves priced out of Bloor West and Trinity-Bellwoods. The buyers may benefit from the change.
The sale: Some prospective buyers didn’t love the fact that the master bedroom is on the lower level, but the main floor’s 14-foot ceilings (and the resulting view) more than made up for the non-traditional design. The sellers received an initial offer within a week of listing. The sale looked as though it was going to stall in negotiations until a second potential buyer expressed interest, at which point the original suitor finally sealed the deal.

323046 A view through all the main-floor living areas. Those giant windows were expanded during the 2009 renovation. They face Lake Ontario. https://torontolife.com/wp-content/uploads/2015/08/toronto-house-sold-85-lake-promenade-5-150x150.jpg https://torontolife.com/wp-content/uploads/2015/08/toronto-house-sold-85-lake-promenade-5.jpg https://torontolife.com/wp-content/uploads/2015/08/toronto-house-sold-85-lake-promenade-5.jpg 1200 800 [] https://torontolife.com/real-estate/toronto-house-sold-85-lake-promenade/slide/toronto-house-sold-85-lake-promenade-5/ toronto-house-sold-85-lake-promenade-5 0 0
323047 Also on the main floor: this little den. https://torontolife.com/wp-content/uploads/2015/08/toronto-house-sold-85-lake-promenade-6-150x150.jpg https://torontolife.com/wp-content/uploads/2015/08/toronto-house-sold-85-lake-promenade-6.jpg https://torontolife.com/wp-content/uploads/2015/08/toronto-house-sold-85-lake-promenade-6.jpg 1200 800 [] https://torontolife.com/real-estate/toronto-house-sold-85-lake-promenade/slide/toronto-house-sold-85-lake-promenade-6/ toronto-house-sold-85-lake-promenade-6 0 0

323050 The lower level is where the other two bedrooms are located. Some buyers didn't appreciate the basement-like setup. https://torontolife.com/wp-content/uploads/2015/08/toronto-house-sold-85-lake-promenade-9-150x150.jpg https://torontolife.com/wp-content/uploads/2015/08/toronto-house-sold-85-lake-promenade-9.jpg https://torontolife.com/wp-content/uploads/2015/08/toronto-house-sold-85-lake-promenade-9.jpg 1200 800 [] https://torontolife.com/real-estate/toronto-house-sold-85-lake-promenade/slide/toronto-house-sold-85-lake-promenade-9/ toronto-house-sold-85-lake-promenade-9 0 0
323051 Here's the master bedroom, with more of those slate floors. Even though it's on the lower level, it has floor-to-ceiling windows and a door that opens onto the beach in the backyard. https://torontolife.com/wp-content/uploads/2015/08/toronto-house-sold-85-lake-promenade-10-150x150.jpg https://torontolife.com/wp-content/uploads/2015/08/toronto-house-sold-85-lake-promenade-10.jpg https://torontolife.com/wp-content/uploads/2015/08/toronto-house-sold-85-lake-promenade-10.jpg 1200 800 [] https://torontolife.com/real-estate/toronto-house-sold-85-lake-promenade/slide/toronto-house-sold-85-lake-promenade-10/ toronto-house-sold-85-lake-promenade-10 0 0
323052 There's also a walk-in closet. https://torontolife.com/wp-content/uploads/2015/08/toronto-house-sold-85-lake-promenade-11-150x150.jpg https://torontolife.com/wp-content/uploads/2015/08/toronto-house-sold-85-lake-promenade-11.jpg https://torontolife.com/wp-content/uploads/2015/08/toronto-house-sold-85-lake-promenade-11.jpg 1200 800 [] https://torontolife.com/real-estate/toronto-house-sold-85-lake-promenade/slide/toronto-house-sold-85-lake-promenade-11/ toronto-house-sold-85-lake-promenade-11 0 0
323053 And say what you will about the appropriateness of having a master bedroom on the lower level, but at least it has a great bathroom. The door in the background leads to the beach. https://torontolife.com/wp-content/uploads/2015/08/toronto-house-sold-85-lake-promenade-12-150x150.jpg https://torontolife.com/wp-content/uploads/2015/08/toronto-house-sold-85-lake-promenade-12.jpg https://torontolife.com/wp-content/uploads/2015/08/toronto-house-sold-85-lake-promenade-12.jpg 1200 800 [] https://torontolife.com/real-estate/toronto-house-sold-85-lake-promenade/slide/toronto-house-sold-85-lake-promenade-12/ toronto-house-sold-85-lake-promenade-12 0 0
323054 In 2009, the owners turned the attic into this second-storey loft space. https://torontolife.com/wp-content/uploads/2015/08/toronto-house-sold-85-lake-promenade-13-150x150.jpg https://torontolife.com/wp-content/uploads/2015/08/toronto-house-sold-85-lake-promenade-13.jpg https://torontolife.com/wp-content/uploads/2015/08/toronto-house-sold-85-lake-promenade-13.jpg 1200 800 [] https://torontolife.com/real-estate/toronto-house-sold-85-lake-promenade/slide/toronto-house-sold-85-lake-promenade-13/ toronto-house-sold-85-lake-promenade-13 0 0
323055 Did we mention the beach? https://torontolife.com/wp-content/uploads/2015/08/toronto-house-sold-85-lake-promenade-14-150x150.jpg https://torontolife.com/wp-content/uploads/2015/08/toronto-house-sold-85-lake-promenade-14.jpg https://torontolife.com/wp-content/uploads/2015/08/toronto-house-sold-85-lake-promenade-14.jpg 1200 800 [] https://torontolife.com/real-estate/toronto-house-sold-85-lake-promenade/slide/toronto-house-sold-85-lake-promenade-14/ toronto-house-sold-85-lake-promenade-14 0 0
The negative to me is the slopping driveway to the basement garage. I would worry about flooding during heavy downpours.
The negative for me is all that slate flooring.
This house was for sale for over 3 months total (previous listing for 60 days).. so 39 days on the market isnt totally true.
