Sale of the Week: the $836,000 home that proves modern bungalows are on the rise in East York
(Image: James Lee)
Address: 727 Sammon Avenue
Neighbourhood: East York
Agent: Andrei Angelkovski, Re/Max Ultimate Realty Inc., Brokerage
The Property: This East York bungalow was redesigned with cathedral ceilings, a finished basement and a large back deck, giving it some of the roomy qualities of a two-storey home.
The History: Designers Ahren Cadieux and Will Hudson teamed up with interior designer Emily Millar to renovate the post-war bungalow. They underpinned the original six-foot basement, knocked out walls to create an open floor plan and added a bunch of new finishes, including maple flooring, skylights and a clean-looking stucco exterior. The flip took roughly six months.
The Fate: A young couple upsizing from a condo bought the bungalow. They were looking for a more standard-issue dwelling in Leslieville, but couldn’t resist this fashionable home at a lower price just a bit further east. The basement has a partial kitchen and a separate entrance, but they have no immediate plans to rent it out, according to the selling agent.
The Sale: The agent was also involved in the sale of another contemporary bungalow nearby. Listing Sammon for $50,000 more than the previous place helped attract a higher concentration of serious buyers who could afford the property. The home sold after seven days on the market, with four registered offers.
By the Numbers:
• $836,000
• 1,200 square feet, approximately
• 120 per cent list price
• 7 days on the market
• 4 offers
• 2+2 bedrooms
• 2 bathrooms
• 2-car legal parking pad
• 1-car detached garage
• 1 potential basement suite
316451 The newly renovated house has both a front parking pad and a rear garage, making it unusually car-friendly for a property its size. Seems like a good deal.
Love the house. :)
Wow.
Weird – so the buyers wanted to live in Leslieville (and could afford to, judging by the price they paid for this house) but opted to move to East York and pay 140k over ask for a 1200 sq ft bungalow (which probably set price record for that street), when they could’ve likely bought a similar if not larger sized house for the same amount of money in their desired neighborhood? Ok.
Oh and that house is not “just a bit east” of Leslieville – it’s closer to the Danforth or the Beaches than it is to Leslieville. but then the buyers will find that out pretty quickly, I imagine.
Its a nice-looking bungalow and all, but that’s ALOT of money for East York.
The modernized bungalow on my street in East York, just north of this one, sold for $720,000 recently. It is a great neighbourhood, close to the subway, quiet and friendly. I wondered when this area would catch on, and it seems it has. My new neighbours are pleased and feel they got a good deal, especially after seeing this.
and this tiny tiny house is for $836,000?
people in this country really are miserable. back in my home country, Pakistan, i can get about 50 houses like this for the same price ON CASH because pakistan does not have interest bearing laws like this evil capitalism induced income exploitative slavery concept called MORTGAGE.
dont get me wrong, beautiful house but way too overpriced. it seems like masses r being conditioned by elite to confine to even more limitations and stay content within that while the 1% continues to relax in their humongous houses.
this is absolutely ridiculous
