The Property: This modern home, which has yet to be built (the photos that accompany this article were taken inside a model home with an identical layout), will span 3,800 square feet of big rooms, massive windows and a finished basement.

The History: The property is part of Crafthouse, a planned 20-home boutique subdivision. The land was occupied by North Toronto Christian School for 29 years before the TDSB declared it surplus and sold it to the developer in May 2010. Construction began two months ago, following a year and a half of prep work by Symbolics Architecture and Design.

The Fate: The buyers, a family, will be able to start life in their new home in May of next year, as will all their neighbours. Before the house is completed, the buyers will customize the finishings and move some walls around to their liking, according to the agent. The finished development will include a parkette.

The Sale: Subdivision developers often set firm prices and sell on a first come, first served basis, which can appeal to buyers sick of bidding wars. The developer held weekend open houses at a model home over the summer, but many suitors found the idea of buying an unbuilt home daunting. Currently, 16 of the 20 sites have been sold.
