House of the Week: $3 million for an all-new Forest Hill semi

The place: A three-bedroom semi, renovated with light and efficiency in mind.

The history: The original property was a traditional eight-bedroom brick house. The owner knocked it down 18 months ago and commissioned Mazenga to build this home in its place, based on a design by Luc Bouliane.

Big selling point: The two green roofs—one on the main house, one on the garage—act as insulation. All three skylights have integrated shading for cooling, and the ventilation system is designed to be extremely energy efficient. (The buyers will need all the energy savings they can get, because they’ll be living in one of the city’s most expensive neighbourhoods.)

Possible deal breaker: A semi may not seem private enough for the price. But with all the house’s noise-proofing measures—including four sheets of soundproofing drywall between it and its neighbour—it’s unlikely the buyer will hear so much as a toilet flush next door.
