Address: 78 Elm Grove Ave
Neighbourhood: Parkdale
Agent: Gigi von Anrep , Sutton Group Associates Realty Inc.
Price : $1,599,900
The Place: A fully renovated, 1870s home in Parkdale with a two-bedroom basement apartment.
The History: The current owners bought the property in 2009 and did a complete gut job with the help of The Renovation Web . They upgraded all the mechanical systems, removed false ceilings, reproduced a number of historical details (including most of the trim), replaced the poorly designed addition on the back of the home and widened the laneway parking spot to fit two cars.
Big Selling Point: An ideal escape from the buzz of Queen Street, the rooftop terrace was built to hold the weight of a 6-person hot tub. The patio furniture is included, so that’s one less thing the new owners will have to worry about.
Possible Deal Breaker: The massive kitchen is set up in stations, with two sinks, two dishwashers and a selection of luxury appliances, including a large Wolf gas range. The setup could be excessive for a buyer who doesn’t cook.
By The Numbers:
• $1,599,900
• $6,400.43 in property taxes (2015)
• 2,357 square feet
• 1,027 square feet below grade
• 145 years old
• 4 bathrooms
• 3 bedrooms
• 2 storeys
• 2 parking spots
• 2 kitchens
• 2 fireplaces
• 1 turret
• 1 terrace
• 1 basement apartment
315556 The house was built around 1870. 315561 The kitchen is pretty serious: it has an eight-foot centre island, two sinks, two dishwashers and a Wolf range. https://torontolife.com/wp-content/uploads/2015/05/toronto-house-of-the-week-38-elm-grove-avenue-6-150x150.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-house-of-the-week-38-elm-grove-avenue-6.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-house-of-the-week-38-elm-grove-avenue-6.jpg 1200 800 [] https://torontolife.com/real-estate/house-of-the-week-78-elm-grove-avenue/slide/toronto-house-of-the-week-38-elm-grove-avenue-6/ toronto-house-of-the-week-38-elm-grove-avenue-6 0 0

315563 There are three bedrooms on the second floor of the house. https://torontolife.com/wp-content/uploads/2015/05/toronto-house-of-the-week-38-elm-grove-avenue-8-150x150.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-house-of-the-week-38-elm-grove-avenue-8.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-house-of-the-week-38-elm-grove-avenue-8.jpg 1200 800 [] https://torontolife.com/real-estate/house-of-the-week-78-elm-grove-avenue/slide/toronto-house-of-the-week-38-elm-grove-avenue-8/ toronto-house-of-the-week-38-elm-grove-avenue-8 0 0
315564 This bedroom faces the street. https://torontolife.com/wp-content/uploads/2015/05/toronto-house-of-the-week-38-elm-grove-avenue-9-150x150.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-house-of-the-week-38-elm-grove-avenue-9.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-house-of-the-week-38-elm-grove-avenue-9.jpg 1200 800 [] https://torontolife.com/real-estate/house-of-the-week-78-elm-grove-avenue/slide/toronto-house-of-the-week-38-elm-grove-avenue-9/ toronto-house-of-the-week-38-elm-grove-avenue-9 0 0
315565 This bedroom is a little snug—but, as the photo shows, it is technically possible to wedge a bed in there. https://torontolife.com/wp-content/uploads/2015/05/toronto-house-of-the-week-38-elm-grove-avenue-10-150x150.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-house-of-the-week-38-elm-grove-avenue-10.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-house-of-the-week-38-elm-grove-avenue-10.jpg 1200 800 [] https://torontolife.com/real-estate/house-of-the-week-78-elm-grove-avenue/slide/toronto-house-of-the-week-38-elm-grove-avenue-10/ toronto-house-of-the-week-38-elm-grove-avenue-10 0 0
315566 This is what the turret looks like from the inside. It's probably a little too exposed to work as a bedroom, but a built-in desk makes it perfect as a home office. https://torontolife.com/wp-content/uploads/2015/05/toronto-house-of-the-week-38-elm-grove-avenue-11-150x150.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-house-of-the-week-38-elm-grove-avenue-11.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-house-of-the-week-38-elm-grove-avenue-11.jpg 1200 800 [] https://torontolife.com/real-estate/house-of-the-week-78-elm-grove-avenue/slide/toronto-house-of-the-week-38-elm-grove-avenue-11/ toronto-house-of-the-week-38-elm-grove-avenue-11 0 0

315568 The master bedroom is at the back of the house, for privacy. It has its own fireplace. https://torontolife.com/wp-content/uploads/2015/05/toronto-house-of-the-week-38-elm-grove-avenue-13-150x150.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-house-of-the-week-38-elm-grove-avenue-13.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-house-of-the-week-38-elm-grove-avenue-13.jpg 1200 800 [] https://torontolife.com/real-estate/house-of-the-week-78-elm-grove-avenue/slide/toronto-house-of-the-week-38-elm-grove-avenue-13/ toronto-house-of-the-week-38-elm-grove-avenue-13 0 0
315569 The master bathroom has a rain shower and a large soaker tub. https://torontolife.com/wp-content/uploads/2015/05/toronto-house-of-the-week-38-elm-grove-avenue-14-150x150.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-house-of-the-week-38-elm-grove-avenue-14.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-house-of-the-week-38-elm-grove-avenue-14.jpg 1200 800 [] https://torontolife.com/real-estate/house-of-the-week-78-elm-grove-avenue/slide/toronto-house-of-the-week-38-elm-grove-avenue-14/ toronto-house-of-the-week-38-elm-grove-avenue-14 0 0
315570 And there's a sizeable deck on the roof. The owners are willing to leave this patio furniture behind for the buyer. (It would probably be difficult to carry down the stairs, in any case.) https://torontolife.com/wp-content/uploads/2015/05/toronto-house-of-the-week-38-elm-grove-avenue-15-150x150.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-house-of-the-week-38-elm-grove-avenue-15.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-house-of-the-week-38-elm-grove-avenue-15.jpg 1200 800 [] https://torontolife.com/real-estate/house-of-the-week-78-elm-grove-avenue/slide/toronto-house-of-the-week-38-elm-grove-avenue-15/ toronto-house-of-the-week-38-elm-grove-avenue-15 0 0
315571 There's a separate suite in the basement. https://torontolife.com/wp-content/uploads/2015/05/toronto-house-of-the-week-38-elm-grove-avenue-16-150x150.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-house-of-the-week-38-elm-grove-avenue-16.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-house-of-the-week-38-elm-grove-avenue-16.jpg 1200 800 [] https://torontolife.com/real-estate/house-of-the-week-78-elm-grove-avenue/slide/toronto-house-of-the-week-38-elm-grove-avenue-16/ toronto-house-of-the-week-38-elm-grove-avenue-16 0 0
315572 And the backyard can clearly handle a dinner party. https://torontolife.com/wp-content/uploads/2015/05/toronto-house-of-the-week-38-elm-grove-avenue-17-150x150.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-house-of-the-week-38-elm-grove-avenue-17.jpg https://torontolife.com/wp-content/uploads/2015/05/toronto-house-of-the-week-38-elm-grove-avenue-17.jpg 1200 800 [] https://torontolife.com/real-estate/house-of-the-week-78-elm-grove-avenue/slide/toronto-house-of-the-week-38-elm-grove-avenue-17/ toronto-house-of-the-week-38-elm-grove-avenue-17 0 0
WOW! An absolute beauty!
worth every penny! throw in an extra $$$ and sell me furnish except the bedroom. Nice layout and huge…. nice!!!
Very, very nice home.
Oh my god, rich people with more money than brains… Yes, you renovated an old house in the “generic posh” style, and it probably cost a lot of cash, but this house is not worth 1.6 million.
What the pretty pictures don’t tell you is anything about the location:
– a Hell’s Angel member lives across the street – it’s not an official clubhouse, but on weekends the street could be mistaken for Altamont
– the laneway directly north of the house is home to a good portion of Parkdale’s drug and sex deals – I once broke up a fight between a dealer and a prostitute right by the fence to this house’s back yard. At the very least, at least one person pisses on the side of this house EVERY SINGLE NIGHT
– the front window has a great view of the line-up to the soup kitchen on Queen
– check to see if the asking price includes the pressure washer you’ll need to clean the graffiti off the north side of the building on a regular basis
– this property shares a laneway with the back of a nightclub on Queen West. Potential buyers should invest in ear plugs.
– the laneway directly behind this house is where that guy dumped a suitcase full of his wife’s body parts a few years back
Yes, it’s blandly lovely inside, but anyone considering buying this joint should remember… you’re moving into OUR hood. Parkdale will never completely gentrify, no matter how many fancy stoves you shove into your poshly renovated kitchens. So you’d best learn to love the smell of curry wafting on the breeze from the roti shops, and the stench of piss on the side of your house, not to mention the sounds of the drunk guys who hang out on the bus shelter by the library, or the roar of Harley’s ripping along your street, or the thump of techno from the nightclub. But if you’re considering coming just for the fancy house, without any plans to be part of our dirty, vibrant, gritty, artistic, creative, still gloriously sketchy neighbourhood, please stay away.
Umm..are you the offical border patrol officer of parkdale? Because if you’re actually part of this ‘dirty, vibrant, gritty, artistic, creative, still gloriously sketchy neighbourhood’ maybe you could handle anyone moving in. OH NO! graffiti! OH NO! pee! OH NO! city life! No everyone is a prud dude. Some people make 6 figures and are happy too do drugs, pee on walls, and live next to shelters. Just sayin.
Are you squatting in this house or something? What’s it to you if someone moves there, and who the hell are you to dictate who should or shouldn’t live there? If this comment is any indication, it would seem that being neighbors with you would be more than enough of a deterrent for any sane person thinking of moving to Parkdale at all, let alone buying this house. But yeah, keeping telling yourself that you’re “real”….SMH
ZANG! i can smell the eau de artiste through the screen
You are sick! and the ONLY reason to NOT live here would be to ensure I stay away from the likes of you…
Wow Parkdlian, that being your name and all you should really know a little more about the area.
– I am a single female living in the area and I have never had a problem with drug dealers or prostitutes, I think you need to take a good hard look in the mirror and find out why your are associating with these types of people.
– The building you are referring to with the so called Hell’s Angel is being completely renovated (city permits approved)
– The night club that was there is currently being renovated and will re-open as a restaurant named Grammaphone
– The local MP for High Park lives across the street
The area is changing whether you like it or not. You sound like you have a big chip on your shoulder.
You sound bitter/pissed for whatever personal reason you have against this property. I really do wish to see your face after this house sells over asking. Maybe for as much as $1.8 even. God that would be priceless. All the best bud ;)
What a dream this lovely home is with a roomy home office looking into the leaves of this gorgeous maple tree, with a dreamy built in curvy desk that follows the lines of the turret, you can watch the world go by as you work…just ideal!
The kitchen you could flip over there is so much room, cupboard space and true to the expression…we all love to be in the kitchen at parties.
the kitchen is kosher thats why it has 2 sinks and dishwashers
