1. The Good – great location, gorgeous exterior and to a certain extent livingroom/dining room
   The Bad and Ugly- ummm very dated bathrooms, hideous dated kitchen, afraid to even guess at what era the house mechanicals are from….likely dated and not in a good way?

   The Realtor – great presentation in promoting the positives of the house, floor plans available.

2. I couldn’t agree more. Even looking at the few images: 1st though, new kitchen. 2nd thought new master ensuite. I guess those can be expected when all one is only laying down is a paltry $2.4 million. Does simply living in that part of the city justify the price? How fast it sells will tell. Worst presentation I’ve seen here, by far.

3. Reminds me of “The Picture of Dorian Gray”. Almost handsome and appealing enough on the outside to distract you from the interior flaws- no main floor family room, no bathroom on first or third floor, little storage, existing baths not only dated but cramped. Kitchen in more or less original condition but it seems as though it would be costly to make this space functional. Would reno cost price a buyer off the street? I am still trying to figure out why biggest, brightest space is off the master. While most buyers seek a family room, a yoga studio is rarely a “must have”. I wonder too about age of landscaping- though main selling feature- will pool need to be resurfaced (there are blotchy bits)? Will maturing trees push up brick work (driveway is bumpy)? What is gardening cost and sprinkler-system situation? Love the magnolia but maybe pretty plants and trees cost less than this reno?
