House of the Week: $1.3 million for a renovated semi at Bloor and Spadina

House of the Week: $1.3 million for a renovated semi at Bloor and Spadina

House of the Week: 314 Robert Street
Address: 314 Robert Street
Neighbourhood: University
Agent: Heng Chan Lin, Estar Real Estate Corp., Brokerage
Price: $1,298,000

The Place: An Annex Victorian with a sunroom and plenty of high-end design elements (think wainscoting, coffered ceilings and an oversize fireplace).

Bragging Rights: Toronto is swimming in renovated Victorians, but this gut job strikes us as particularly attractive, especially when you compare the finished result to the before pics.

Big Selling Point: Located just off Bloor, the home nets a 98 on the Walk Score scale, meaning you don’t have to go far for anything. Groceries are 50 metres away at Metro, Shoppers Drug Mart is almost as close, and there’s also a bank, a subway station and a dozen restaurants within three blocks.

Possible Deal Breaker: The bustling streets that are so appealing to cyclists and walkers may be pain for drivers (is Bloor ever not under construction?). Then again, if you can’t deal with traffic, it’s probably best to not live anywhere in Southern Ontario.

By the Numbers:
• $1,298,000
• $4,180 in taxes (2012)
• 98 Walk Score
• 18-foot-by-92-foot lot
• 4 bedrooms
• 3 bathrooms
• 1 enormous fireplace
• 1 sunroom
