House of the Week: $5.2 million for a freshly renovated, window-lined row house in Yorkville
Address: 114 Hazelton Avenue
Neighbourhood: Yorkville
Agent: Sarah Choi and James Martin Molloy, Chestnut Park Real Estate
Price: $5,200,000
The Place: A four-bedroom, four-bathroom newly renovated Yorvkille row house with some serious architectural cred.
The History: Built in 1984, the home was designed by Barton Myers , a prolific architect whose work includes the revamped Royal Conservatory of Music, Wolf House and Ivan Reitman’s production offices in Los Angeles. A 15-month renovation in 2013 by Batay Csorba Architects added a four-storey glass façade in the rear, a new kitchen, new bathrooms and an elevator.
Big Selling Point: The 960-square-foot master suite spans the entire length of the house. It has his and her walk-in closets, a rain-head shower that could easily fit two (or six, if it’s a party), a balcony in the bathroom and a 10-foot-wide row of floor-to-ceiling windows in the bedroom.
Possible Deal Breaker: The home is 17.5 feet wide, which some may consider to be on the narrow side—though it’s normal for Yorkville. Even so, there’s 3,930 square feet of space spread over four floors, and the interior feels even larger because of the glass walls in the back.
By the Numbers:
• $5,200,000
• $12,020.02 in taxes (2015)
• 3,930 square feet
• 812-bottle wine storage
• 40 feet of glass walls at the back
• 4 bedrooms
• 4 bathrooms
• 2-car garage

320190 Oddly, the kitchen and living room aren't on the main floor. Instead, what we've got down here is this office. https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-2-150x150.jpg https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-2.jpg https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-2.jpg 1200 800 [] https://torontolife.com/real-estate/house-of-the-week-114-hazelton-avenue/slide/toronto-house-of-the-week-114-hazelton-avenue-2/ toronto-house-of-the-week-114-hazelton-avenue-2 0 0
320191 Also on the main floor: this bedroom. The ledge is open to the lower level. https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-3-150x150.jpg https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-3.jpg https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-3.jpg 1200 800 [] https://torontolife.com/real-estate/house-of-the-week-114-hazelton-avenue/slide/toronto-house-of-the-week-114-hazelton-avenue-3/ toronto-house-of-the-week-114-hazelton-avenue-3 0 0
320192 The living and dining areas are on the second floor. The dining room has a gas fireplace and a porcelain slab wall. https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-4-150x150.jpg https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-4.jpg https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-4.jpg 1200 800 [] https://torontolife.com/real-estate/house-of-the-week-114-hazelton-avenue/slide/toronto-house-of-the-week-114-hazelton-avenue-4/ toronto-house-of-the-week-114-hazelton-avenue-4 0 0
320193 Next to the dining area is the kitchen. https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-5-150x150.jpg https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-5.jpg https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-5.jpg 1200 800 [] https://torontolife.com/real-estate/house-of-the-week-114-hazelton-avenue/slide/toronto-house-of-the-week-114-hazelton-avenue-5/ toronto-house-of-the-week-114-hazelton-avenue-5 0 0
320194 The kitchen is set underneath an atrium that shoots up to the top floor of the house. At their tallest, the ceilings are nearly 20 feet high. The appliances are Wolf and Sub-Zero. https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-6-150x150.jpg https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-6.jpg https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-6.jpg 1200 800 [] https://torontolife.com/real-estate/house-of-the-week-114-hazelton-avenue/slide/toronto-house-of-the-week-114-hazelton-avenue-6/ toronto-house-of-the-week-114-hazelton-avenue-6 0 0
320195 The master suite takes up the entire third floor. A sliding glass door opens onto the backyard's tree canopy. https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-7-150x150.jpg https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-7.jpg https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-7.jpg 1200 800 [] https://torontolife.com/real-estate/house-of-the-week-114-hazelton-avenue/slide/toronto-house-of-the-week-114-hazelton-avenue-7/ toronto-house-of-the-week-114-hazelton-avenue-7 0 0
320196 There are two walk-in closets, so everyone's clothes get plenty of breathing room. https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-8-150x150.jpg https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-8.jpg https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-8.jpg 1200 800 [] https://torontolife.com/real-estate/house-of-the-week-114-hazelton-avenue/slide/toronto-house-of-the-week-114-hazelton-avenue-8/ toronto-house-of-the-week-114-hazelton-avenue-8 0 0
320197 The master en suite's balcony opens onto Hazelton Avenue, in case the owner cherishes the opportunity to blow-dry in public. The frameless glass shower has a rain head, and room enough for two or more. https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-9-150x150.jpg https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-9.jpg https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-9.jpg 1200 800 [] https://torontolife.com/real-estate/house-of-the-week-114-hazelton-avenue/slide/toronto-house-of-the-week-114-hazelton-avenue-9/ toronto-house-of-the-week-114-hazelton-avenue-9 0 0
320198 The lower level is occupied mostly by this "great room" and wet bar. There are four fridges down here, and they're equipped to hold 812 bottles of wine. https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-10-150x150.jpg https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-10.jpg https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-10.jpg 1200 800 [] https://torontolife.com/real-estate/house-of-the-week-114-hazelton-avenue/slide/toronto-house-of-the-week-114-hazelton-avenue-10/ toronto-house-of-the-week-114-hazelton-avenue-10 0 0
320199 Also in the basement: this bedroom, currently being used as a gym. https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-11-150x150.jpg https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-11.jpg https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-11.jpg 1200 800 [] https://torontolife.com/real-estate/house-of-the-week-114-hazelton-avenue/slide/toronto-house-of-the-week-114-hazelton-avenue-11/ toronto-house-of-the-week-114-hazelton-avenue-11 0 0
320200 Here's the backyard, with high privacy walls. https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-12-150x150.jpg https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-12.jpg https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-12.jpg 1200 800 [] https://torontolife.com/real-estate/house-of-the-week-114-hazelton-avenue/slide/toronto-house-of-the-week-114-hazelton-avenue-12/ toronto-house-of-the-week-114-hazelton-avenue-12 0 0
320201 And here's what the back of the house looks like when it's all lit up at night. https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-13-150x150.jpg https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-13.jpg https://torontolife.com/wp-content/uploads/2015/07/toronto-house-of-the-week-114-hazelton-avenue-13.jpg 1200 800 [] https://torontolife.com/real-estate/house-of-the-week-114-hazelton-avenue/slide/toronto-house-of-the-week-114-hazelton-avenue-13/ toronto-house-of-the-week-114-hazelton-avenue-13 0 0
Fantastic house but wow that’s a lot of money.
Superb.. but out of that $5.2mil, I think you are paying more than 50% to say you live on Hazelton Ave… Location, Location, Location but superb house. It’s not like those narrow row houses you see in some of the streets in Yorkville.
Nice house but it comes with a price tag that is way out of wack for even this area. Trust me, when the real estate market crashes (and it’s just a matter of “when”
, not “if”), whomever buys it will rue the day their home-buying emotions got the best of them. I hope the new owners are strong swimmers because it’s just a matter of time until they are underwater!
You can find a lot better value on Hazelton, like the house a couple doors down that recently sold
http://themashcanada.blogspot.ca/2014/10/109-hazelton-avenue-yorkville.html
Bit smaller lot but sold for a few million less
