Condomonium: $1.3 million for a three-bedroom suite in Chris Bosh’s old building
ADDRESS: 2045 Lake Shore Boulevard West, Unit 3804
NEIGHBOURHOOD: Mimico
AGENT: Irene Goodman , Regency Park Realty
PRICE: $1,299,000
THE PLACE: A 3-bedroom suite in the Palace Pier condos. This tower was built in the 1970s on nine acres of private parkland by the lake. The address has attracted a number of luxury-lovers, including Chris Bosh during his stint with the Toronto Raptors.
BRAGGING RIGHTS: Palace Pier is practically its own self-contained (and high-flying) city. For the physically fit, there are tennis courts and a putting green; for the social, there’s an in-house restaurant and a nightclub on the roof. There’s also on-site groceries and a shuttle bus to Union Station on weekdays (and other city locations on weekends).
BIG SELLING POINT: Wet bars tend to get installed in living or dining spaces, but having one in the office makes a certain amount of practical sense. What person working at home in the evening doesn’t want a drink?
POSSIBLE DEAL BREAKER: The maintenance fees may be too high for buyers who aren’t looking for perks like valet parking or shuttle service.
BY THE NUMBERS:
• $1,299,000

• $2,807.83 in monthly maintenance fees
• 75 halogen pot lights
• 38 floors up
• 3 bedrooms

The headline for this article is just plain silly (i.e. who cares?). The maintenance fees are killer and will certainly dissuade a lot of people from looking. Price is very reasonable for the square footage. The views look fantastic.
“Chris Bosh’s old building”
Hey do you have any listing of houses where Darryl Sittler used the washroom or Kelly Gruber used the driveway to turn around?
Because that would be awesome.
This will never sell. Palace Pier have so much cheaper condos and no one is buying into these crazy condo fees – madness. No amount fo valet parking or some shuttle school bus in an awful looking bus can justify this amount of money. Madness. Think carefully, its less than $400 per sq ft which tells me you that this crazy maint fee is killing off the units and on mls forever!
I lived in the neighbouring building (Palace Place) for a while, but checked out Palace Pier extensively as well (also have friends there). Extremely well-maintained buildings with LOTS of nice amenities, however, it all comes with a super hefty price tag. I only rented because I could not see being stuck paying such ludicrous maintenance fees. Keep in mind, because these buildings are older they have required a lot of updating, which is partly why you see the maintenance fees shooting through the roof. A major downside to Palace Place are no balconies, while Palace Pier only certain units have a balcony. Overall, well-kept buildings with lots of fantastic amenities if that’s what you’re after, all in a beautiful location with lots of land, but with killer condo fees that are only going to continue climbing higher.
i think the people living here do not mind the high condo fees one bit as they keep the trash out.
this condo is beautiful…
quite spacious… compared to the downtown core condos at this price.. I think it has soo much more character too instead of the typical box layout – guess it’s because this condo is not new and doesn’t fall into the standard of condos being built nowadays….it is more traditonal like- which I totally dig..
wow.. to the view… and double wow to the kitchen area.. now that is a kitchen..
75 halogen pot lights – now that’s impressive. You can hear the stampede from those who want to see these lights.
Ugh!! Way too much marble for me. Not a fan.
“chris Bosh’s old building” is that supposed to be a major selling point to anyone else but a teenage boy???? really…nice but I would give up a bedroom for a lrger ensuite.
love it. the monthly fees are ridiculous but you usually get what you pay for. this will also ensure that you won’t get trashy people living there —- considering i’ve lived in many places that were seen as “exclusive” or “expensive” because certain fees were cheaper, you’d get a lot of “upper class” rift raft that made living there sh*t. i pay high fees now where i live and it has been a blessing. so for $3 grand a month to ensure fantastic service, no trash and peaceful living with beautiful views, why not? seeing that you have the money of course…
