Condomonium: $700,000 for a three-level loft in a heritage industrial building
ADDRESS: 1100 Lansdowne Avenue, Unit 327
NEIGHBOURHOOD: Dovercourt-Wallace-Emerson-Junction
AGENT: Edwin Brdlik , Toronto Lofts Realty
PRICE: $699,900
THE PLACE: A three-level suite in the Foundry Lofts, the factory built in 1903 for the Canada Foundry Company, and given heritage status this June .
BRAGGING RIGHTS: A really, really big boudoir. The top-floor master bedroom puts snug downtown units to shame, easily fitting a king-sized bed and a sofa with enough room leftover to run your own yoga class.
BIG SELLING POINT: Condo common areas often have all the charm of a motel lobby, but the central atrium in this building is a showstopper. Stretching from floor to peak, the 1600-squre-foot space runs the length of the building and is, well, lofty.
POSSIBLE DEAL BREAKER: While we expect big things for this area of the city, for now it’s still trying to shake its rough-around-the-edges reputation.
BY THE NUMBERS:
• $699,900
• 1,800 square feet
• $670 in monthly maintenance fees
• 109 years of history
• 19-foot-high ceilings on the first floor
• 10-foot-high ceilings in second and third levels
• 3 levels
• 3 bathrooms
• 2 bedrooms (plus a den or third bedroom)
• 1 bar
• 1 parking space

Beautiful place from the outside, but the condo unit itself is fairly underwhelming. Either go big or go home… at 700k, this place should be more like 500-600. But spruced up, it could go for 1M fairly easily with that rugged industrial exterior. Just one man’s opinion, that’s me, Franky Ricardo.
I’m angry such an amazing place would be occupied by the most beige people in the world. Liz lemon out!
I had to stop after the second photo… this is a definite no. Either that or they need to have this place staged because its underwhelming. Next property please.
Oh people, come on! I love it. Way too much furniture in the living/dining area… but great kitchen, the master bedroom is nice… take away the furniture, its awesome. For this price, you cant go wrong.
even my interest was piqued – imagined it would be a shell for that $ but no, some talentless dweeb has had a go at ruining it. sigh.
Very cool place. Love the common area/atrium, but you’d think they could do something a little more interesting with that huge space. looks a bit like the inside of a prison, but somehow I still like it.
The living/dining/kitchen area looks teeny. You’d have to be really careful choosing your furniture to fit that space.
The exterior is incredible – I first thought it was the South Market! I agree that the interior is dull, in fact it’s like a Milton townhouse shoved into a loft. I think the problem is that ceiling height was compromised to add square footage. The view must also be terrible, hence all the drawn curtains. So much potential but quite a redo.
$700K for this? and live next to a hydro corridor and a Toronto Hydro tranformer vault?
I live 2 blocks from this building. There are fully detached single family homes with 3 bedrooms (+)/2 bathrooms for sale on my street and adjoining streets for less than $500 K, all of which have more square footage, nicer features and two car garages… And no maintenance fees!
The atrium looks like a prison. Do residents line up at their doors and yell at the people moving in? Fresh fish.
Proportionally the kitchen appears to be very small.
Great looking exterior & interior common area only but not at all impressed with the suites the only thing I like about the individual unit is the bathtub, the kitchen is horrible!!!
Wow, the best part of this feature is the exterior building and the interior courtyard.
This is so badly laid out with the cheapest of finishings as well. And, some of the rooms are mere closets.
Why no carpets? It anchors a room.
Enough beige and staged cheap furniture.
Please let us know if and when it sells for what.
Definitely needs better kitchen. The decoration is extremely cold.
That common area/atrium thing looks exactly like the barn I used to ride my horse. This is one bad conversion, everything looks wrong, most rooms are too small and the main bedroom is too empty. Not inviting, I’m with Catarina, you’re better off buying a house in that area.
Love the master ensuite. Like the modern kitchen. The furniture and curtains etc. are horrid, but who cares, the isn’t a furniture commercial. Great space.
Woa! This is b.a.d. In this case staging is working against it. Better off showing it empty than the job that was done. I too agree with Catarina, buy a house.
I live close to that building, and remember being excited to learn they were converting it into loft spaces (good for the neighbourhood!). However I was completely disheartened to see the cheap, suburban-style paned windows they installed in place of the old warehouse windows original to the building. I realize there’s an issue of energy efficiency to address, but the design they chose really destroyed the authenticity of the building.
I need to lie down in a dark room after that horror show. That was the worst lot of furniture, drapes, colours ever and I mean ever featured on this site. I sought to find something nice, perhaps the shell of it is, the bricks, the exposed pipes but come on have we not moved beyond dark colour floors yet? Alarmingly frightful would be the way to bill this interior. I am not underwhelmed, I am horrified and I always can find something to love and find pleasing. The only thing here would be the lovely bricks the building is made of. I would consider – just consider – living here if you gave it to me and then I would likely ditch it.
